From racecourse to lagoon: how Meydan fits together
Meydan takes its name from the racecourse at its heart. The grandstand and The Meydan Hotel opened in 2010 on the site of the former Nad Al Sheba Racecourse, and the venue now hosts the Dubai World Cup each spring. Around it, the wider Meydan and Mohammed Bin Rashid City master plan has filled in with residential neighbourhoods that differ a great deal in scale and price.
To the north east, Meydan One is dominated by Azizi Riviera, a waterfront community of 69 mid rise buildings set along a 2.7 km swimmable crystal lagoon, with shops and cafés at street level. South of the racecourse, Meydan Avenue in Nad Al Sheba 1 holds smaller five to seven storey buildings by Azizi, Prescott and Rockwell, the gated Polo Residence by MAG, and the villa estates of Grand Views and Millennium Estates. District One is a separate neighbourhood with its own guide.
Racing, golf, lagoon beaches and schools around Meydan
Residents tend to split their time between the lagoon promenade, the racecourse side and the schools just across the road in Sobha Hartland. Most people get around by car, using Al Khail Road and Meydan Road to reach Downtown Dubai and Business Bay.

- •Shopping trips to The Dubai Mall mean a 4 to 5 km drive up Al Khail Road or Meydan Road.

Two bedroom homes traded at around AED 2.52M, and the 52 three bedroom sales averaged AED 4.86M, lifted by new off plan launches at about AED 2,500 per sq ft.
On the rental side, studios let for roughly AED 50,000 a year, one bedrooms for AED 75,000 and two bedrooms for AED 100,000, which gives gross yields of about 7.1%, 5.8% and 4.7%. Off plan sales made up around 34% of the total, mainly at Tonino Lamborghini Residences, Emerge Residences and Sukoon by Nuri. Choosing well in Meydan

- •Two bedroom yields are lower than studio yields, so match the unit size to your income or lifestyle goal.
- •Around 34% of deals were for unfinished homes, so read the payment plan and completion schedule of each project closely.
