Town Square
Nshama's park side suburb on Al Qudra Road
Community guide
Town Square is a freehold master community by Nshama on Al Qudra Road in Dubailand, built around a large central park. It suits families and first time buyers who want space at a moderate price: a two bedroom apartment typically sells for about AED 1.38M and a three bedroom townhouse for around AED 2.8M.
Key takeaways
- Town Square logged 5,256 rental contracts in the 12 months to September 2026 across the 30 buildings and clusters we track, one of the highest counts of any suburb.
- Two bedroom apartments, the most traded size, typically sold for about AED 1.38M and rented for about AED 85,000 a year.
- Three bedroom homes, mostly townhouses, sold for around AED 2.8M and let for about AED 145,000.
- Only 206 of the 1,202 sales were off plan, so this is mainly a ready, lived in market.
- Nshama is the single developer of the whole community, which keeps design and maintenance standards consistent.
Town Square is one of the most affordable ways to buy a family home in a finished, well run Dubai community, and it is a strong rental market too. Nshama launched the 750 acre project in 2015 on Al Qudra Road, close to Arabian Ranches and Mudon, and planned it around Town Square Park, a 50,000 square metre central green. The community mixes mid rise apartment blocks along a central boulevard with gated clusters of three and four bedroom townhouses. One bedroom apartments trade at about AED 883,000 and let for around AED 60,000 a year, while townhouses rent for roughly AED 145,000. With 5,256 Ejari contracts in a year, demand from tenants is steady.

A single developer town planned around one big park
Nshama unveiled Town Square in March 2015 as a 750 acre community on Al Qudra Road, with a plan for around 3,000 townhouses and 18,000 apartments built in phases over roughly a decade. Unusually for Dubai, one developer has built almost everything, so the apartment blocks, townhouse clusters, parks and shops share the same design language and management.
The heart of the community is Town Square Park, with smaller neighbourhood greens such as Una Park, Hayat Park and Noor Community Park spread across the plan. Apartment buildings like Safi, Zahra, Hayat Boulevard and the co living Una and Liva blocks line the central spine, while the townhouse clusters, named Safi, Naseem, Noor, Sama, Shams, Maha and Reem among others, sit on quieter streets towards the edges, many with parking for two cars.
Schools, supermarkets and parks around Town Square
Most everyday needs are met inside the community: two supermarkets, cafés along the boulevard and a park within a few minutes' walk of nearly every home. Al Qudra Road and Emirates Road connect Town Square to the rest of the city, and there is no metro nearby, so a car is the usual way to get around. Dubai Mall is roughly 30 to 35 minutes away by road.
- •Dubai International Academy Town Square, a new KHDA listed IB school by Innoventures Education, sits inside the community near the northern townhouse clusters.
- •For a British curriculum, Dubai British School Mira lies roughly a kilometre from Noor and Sama Townhouses.
- •Lycée Français International Mudon is a short drive west in neighbouring Mudon.
- •Carrefour sits beside Una Apartments on the central boulevard, and Spinneys serves the northern blocks near Safi Apartments.
- •Town Square Park, Una Park, Hayat Park and Noor Community Park give every cluster a green space close by.
- •Golfers can reach the Trump International course in neighbouring DAMAC Hills within a few kilometres.
What homes in Town Square sell and rent for
DLD registered deals in the 12 months to September 2026 across the 30 Town Square buildings and clusters we track show a clear ladder. Studios of about 350 sq ft sold for around AED 590,000 and rented for AED 43,050, a gross yield near 7.9%. One bedroom apartments went for about AED 883,000 with AED 60,000 rents, two bedrooms for AED 1.38M with AED 85,000 rents, and the average across the community was about AED 1,366 per sq ft. Smaller units return about 7 to 8% gross.
Family homes sit higher. Three bedroom properties, most of them townhouses, sold for around AED 2.8M and let for AED 145,000, about 5.1% gross, while four bedroom homes reached about AED 3.48M and AED 170,000 in rent. Maha Townhouses was the most traded cluster with 103 sales, The Hamilton and Holland Gardens led the newer apartment blocks, and Rawda Apartments and Jenna and Warda Apartments signed the most leases.
Reasons families and tenants pick Town Square
- •Townhouses with gardens and two parking spaces at prices well below Arabian Ranches.
- •A deep rental pool, with more than 5,000 Ejari contracts a year, which helps landlords find tenants quickly.
- •Parks, jogging and cycling trails threaded through every neighbourhood.
- •An IB school inside the community and several more within a short drive.
- •A mostly ready market, so buyers can view the exact home they are purchasing.
Good to know before you commit
- •Town Square is further inland than the coastal districts, so plan for around half an hour by car to Downtown Dubai.
- •Al Qudra Road gets busy at rush hour; residents often use Emirates Road as an alternative route.
- •Nshama is still finishing a few apartment phases, so a handful of streets will see building work for a little longer.
- •Yields on townhouses are lower than on apartments, so compare both if income is your main goal.
