Palm Jebel Ali
Dubai's second Palm, twice the size of the first
Community guide
Palm Jebel Ali is Nakheel's second palm island, off the Jebel Ali coast in Dubai. Its new masterplan, approved in May 2023, covers 13.4 sq km, twice the size of Palm Jumeirah, with 16 fronds, about 110 km of coastline and homes for about 35,000 families. Nakheel launched the first beachfront villas in September 2023 and plans phased handovers from late 2026 through 2027. In the 12 months to September 2026, the Dubai Land Department registered 717 sales here.
Palm Jebel Ali was first reclaimed in the 2000s and relaunched by Nakheel in 2023 under the Dubai 2040 Urban Master Plan. Today it is an off plan market of two products: beachfront villas on the fronds, in the Beach Collection (five and six bedrooms) and the larger Coral Collection (six and seven bedrooms), and apartments and townhouses at Palm Central Private Residences on the island's central spine. Below you will find the registered sales by frond and project, what Nakheel has announced on handover, and links to every Palm Jebel Ali place on our map.

Palm Jebel Ali guides and map
From 2002 reclamation to the 2023 relaunch
Work on Palm Jebel Ali began in October 2002 and its breakwater was finished in December 2006. On 31 May 2023, Sheikh Mohammed bin Rashid Al Maktoum approved a new masterplan for the island as part of the Dubai 2040 Urban Master Plan: 13.4 sq km over seven interconnected islands and 16 fronds, about 110 km of coastline including 91 km of beachfront, homes for about 35,000 families, more than 80 hotels and resorts, and 30% of its energy from renewable sources.
Nakheel launched the first villas on 18 September 2023. The National reported in August 2024 that nearly 700 villas from that launch had sold. Since then Nakheel has released further villas, premium plots and the island's first apartments, and awarded more than AED 13 billion in construction and infrastructure contracts (Nakheel, August 2026).
The villas: Beach Collection and Coral Collection
Nakheel sells two villa families on the fronds. Beach Collection villas have five or six bedrooms and about 7,300 to 8,500 sq ft; Coral Collection villas have six or seven bedrooms and about 11,500 to 12,500 sq ft. The October 2025 release offered 11 villa styles by architects including NAGA, LOCI, WATG, LW Design Group and SAOTA. In August 2026 Nakheel released 44 beachfront villas on Frond F in 10 designs, with five to seven bedrooms.
The first phase is 723 villas on Fronds K to P: 539 Beach Collection and 184 Coral Collection homes, built under contracts worth more than AED 5 billion awarded in October 2024 to Ginco (Fronds O and P), Shapoorji Pallonji Mideast (M and N) and UNEC (K and L). In April 2026 a further AED 3.5 billion was awarded for 544 villas on Fronds A to F, with completion targeted for Q4 2028 (Gulf News).
- •Beach Collection: 5 to 6 bedrooms, about 7,300 to 8,500 sq ft
- •Coral Collection: 6 to 7 bedrooms, about 11,500 to 12,500 sq ft
- •Premium plots for custom homes on several fronds
- •Launch prices reported from about AED 18 million (Gulf News, September 2023)
Palm Central Private Residences
The island's first apartments are at Palm Central Private Residences, on the central spine between Frond M and Frond N, next to a 9,000 sq m retail centre and a Friday mosque designed by SOM. Nakheel released 212 residences in three mid rise buildings in October 2025, with one to five bedroom apartments and penthouses, and a next phase of 222 residences, including four and five bedroom townhouses, in June 2026. These apartments make up most of the island's registered sales by number.
Handover timeline, as announced
Nakheel said in June 2026 that the first villa handovers, on Fronds K to P, start later in 2026 and continue in phases, and in August 2026 that the villas on Fronds K to P were in internal and external finishing while the 544 villas on Fronds A to F were in structural works. Its construction progress page reported overall progress of 26.75%, with Frond O the most advanced at 37.44% at the March 2026 inspection. The access road of nearly 6 km from Sheikh Zayed Road and the island's roads and utilities are being built under separate contracts, with the main infrastructure package due in Q4 2026.
Dates are Nakheel's announcements and can move; buyers should check the Oqood registration and the Nakheel construction progress page for their own frond before relying on a handover month.
Buying on Palm Jebel Ali
Palm Jebel Ali is freehold, so buyers of any nationality can own outright. Off plan purchases are registered with the Dubai Land Department (Oqood) and paid in stages under Nakheel's payment plan; ask for the plan attached to the specific release, because terms differ between launches. The usual 4% DLD fee applies. Most villa resales so far are of homes still under construction, so price depends heavily on frond, collection and plot position.
We cover Palm Jebel Ali alongside Palm Jumeirah, so we can compare a finished frond villa on the first Palm with a new build on the second, using registered prices for both.
