Dubai Production City, formerly IMPZ, is a TECOM Group media free zone with a large freehold apartment community between Jumeirah Golf Estates and City Centre Me'aisem. It suits renters and yield investors: studios sell for about AED 655,000 and rent for AED 38,000.

Key takeaways

  • Rental activity outpaces buying: Ejari logged 5,058 contracts against 3,110 DLD sales in our 27 buildings over the year to September 2026.
  • An AED 38,000 studio rent on an AED 655,000 purchase works out at about 8.7% gross, and one bedrooms earn about 8.5%.
  • DAMAC's Lakeside complex alone logged 1,717 leases, with ready resales around AED 395,000.
  • About 74% of sales were off plan, led by Samana Sky Views (343 deals) and Vista By Vision (306).
  • City Centre Me'aisem is within a kilometre of most of the northern and central buildings.

Dubai Production City is a mixed business and residential district, the former International Media Production Zone (IMPZ), and it is one of the better value places in new Dubai to rent or buy an apartment for income. It sits off Sheikh Mohammed bin Zayed Road with Jumeirah Golf Estates along its southern edge and City Centre Me'aisem at its northern entrance. Housing is almost entirely apartments, from DAMAC's Lakeside towers and the Centrium to Deyaar's Midtown and a wave of off plan launches. A typical studio sold for about AED 655,000 in the last year and a one bedroom for around AED 1.09M, while annual rents of AED 38,000 and AED 55,000 point to gross yields of 8.5 to 8.7%.

How IMPZ became Dubai Production City

TECOM Group set up the International Media Production Zone in 2003 as a free zone for printing, publishing, packaging and media production, and later renamed it Dubai Production City. Alongside the business plots it zoned land for housing, and the first towers arrived quickly: The Crescent in 2008, Lago Vista in 2011 and the four Lakeside towers in 2014, all by DAMAC, followed by ETA Star's Centrium in 2013 and Oakwood Residency in 2012.

The district now has roughly three zones. The east is the older DAMAC cluster around a small lake, the centre holds low rise blocks such as Qasr Sabah with its golden domes, and the west is Deyaar's Midtown, a master planned set of districts around a landscaped piazza that was completed with the twin Jannat towers in April 2026. New launches by Samana, Vision, Reef and Binghatti fill the remaining plots, many on the strip facing the golf course.

Getting around and everyday amenities in Dubai Production City

Daily life centres on City Centre Me'aisem and the shops in each building cluster. There is no metro line through the area, so residents rely on cars, buses and ride hailing, with Sheikh Mohammed bin Zayed Road giving quick access to both Dubai Marina and Dubai International Airport.

  • •City Centre Me'aisem is about 400 m from the Centrium and around 600 m from Lakeside.
  • •Sunmarke School is about 800 m from the Centrium, at the northern entrance of the district.
  • •Families in the Lakeside towers are a short drive, about 2 km, from Victory Heights Primary School in Sports City.
  • •A Carrefour Market trades in Midtown's Mesk district, next to Jannat.
  • •The southern buildings look onto the Jumeirah Golf Estates fairways, with its clubhouse within about 1 km of Golf Terrace Residences.
  • •Beach and marina evenings are close: Dubai Marina Mall is roughly 7 km off, and Palm Jumeirah under 20 minutes' drive.

Sale prices and rents across Dubai Production City

In the 12 months to September 2026, DLD registered deals across the 27 buildings we track put a typical studio of 417 sq ft at AED 655,000, or about AED 1,611 per sq ft. One bedroom apartments of around 800 sq ft sold for AED 1.09M, two bedrooms for about AED 1.55M and three bedrooms, from 75 sales, for about AED 1.88M. Older ready stock is far cheaper: Lakeside, Lago Vista and The Crescent resales sat around AED 395,000 to 430,000, while Midtown units traded near AED 850,000.

The rental market is deep. Ejari shows 5,058 leases, with typical annual rents of AED 38,000 for a studio, AED 55,000 for a one bedroom, AED 75,000 for a two bedroom and about AED 96,500 for a three bedroom, which works out at gross yields of 8 to 8.7%. Off plan buying is equally active: 2,308 of the 3,110 sales were off plan, spread across Samana Sky Views, Vista By Vision, Reef 996, Samana Resorts and Deyaar's Park Five buildings.

Why Dubai Production City appeals

  • •Studios still change hands below AED 700,000 on average, with older units well under AED 450,000.
  • •Every bedroom size, studio to three bedroom, yields at least 8% gross on current numbers.
  • •Golf course edge living next to Jumeirah Golf Estates at apartment prices.
  • •Commuters to the Marina or Al Barsha join the E311 within minutes of leaving Midtown.
  • •Buyers can pick between established names such as DAMAC and Deyaar or newer launches from Samana and Vision.

What to keep in mind

  • •Without a metro station, a car makes daily life much easier.
  • •The first DAMAC towers date from 2008 to 2014, so ask for recent maintenance and sinking fund details before an older resale.
  • •Many off plan towers will hand over in 2027 and 2028, which will add to rental supply in those years.
  • •Larger family homes are scarce: three bedroom apartments made up only 75 of the 3,110 sales.

Good to know

Dubai Production City questions, answered

Is Dubai Production City a good place to live?+

It suits singles, couples and young families who want affordable rent close to Dubai Marina and Al Barsha. City Centre Me'aisem, Sunmarke School and the Jumeirah Golf Estates clubhouse are all within about 2 km of most buildings. A car is useful because there is no metro station in the district.

Is IMPZ the same as Dubai Production City?+

Yes. IMPZ, the International Media Production Zone, was renamed Dubai Production City by its owner TECOM Group. Many listings and residents still use the old name, so searches for IMPZ apartments and Dubai Production City apartments cover the same buildings, such as Lakeside, Centrium and Midtown.

How much does a one bedroom cost to buy in Dubai Production City?+

A typical one bedroom sold for about AED 1.09M in DLD registered deals over the 12 months to September 2026, a figure lifted by new off plan launches. Ready one bedrooms in older towers such as Lakeside and Lago Vista trade well below that, and studios average about AED 655,000.

What are rents like in Dubai Production City?+

Ejari registrations for the last year show typical rents of AED 38,000 for a studio, AED 55,000 for a one bedroom and AED 75,000 for a two bedroom. Three bedroom apartments let for about AED 96,500. Lakeside and Midtown are the busiest rental buildings.

Can foreigners buy property in Dubai Production City?+

Yes. Dubai Production City is a freehold area, so buyers of any nationality can own apartments outright and register them with the Dubai Land Department. That covers ready towers such as Lakeside and the Centrium as well as off plan projects by Samana, Vision and Deyaar.

What rental yield can I expect in Dubai Production City?+

Gross yields average about 8.7% for studios, 8.5% for one bedrooms and 8% for two and three bedrooms, based on DLD sale prices and Ejari rents over the past 12 months. Older ready towers bought at lower prices can return more.
