From TECOM to Barsha Heights
For years this cluster of towers was simply called TECOM, after the Dubai Holding business that developed the neighbouring free zones. In June 2016 the residential side was rebranded as Barsha Heights, and a new company, Tecom Community Management, took over day to day management. On the Dubai Land Department register the district appears as Al Thanyah First.
The layout is a dense grid of mid and high rise towers with shops, cafés and offices on the lower floors. Most residential buildings were completed around 2009, including Deyaar's Madison Residency and RDK's Two Towers, so the district feels settled, with mature retail and a strong rental base. Newer projects are rare, though an off plan scheme, The Chedi Private Residences, recorded a handful of high value sales in the past year.
A car optional district: metro, school and supermarket on foot
The district works well without a car. Two metro stations, a supermarket in the towers and the shops of The Greens are all within walking distance of most buildings.
- •Madison Residency is only about 250 m from Dubai Internet City Metro Station, the main Red Line stop for the northern towers.
- •Al Fardan Exchange Metro Station, formerly Al Khail, is the next Red Line stop towards Dubai Marina.
- •Families can reach the American School of Dubai on foot: it is roughly half a kilometre to 800 m from the residential towers.
- •A Spinneys supermarket is in the podium of Two Towers.
- •The Greens Souk is about a kilometre west, and Emirates Golf Club is about 2 km away.
- •Mall of the Emirates is two metro stops from Dubai Internet City.
Buying versus renting in Barsha Heights: the numbers
These figures are DLD registered deals and Ejari contracts in the 12 months to September 2026 across the 23 buildings we track in Barsha Heights. One bedroom apartments of about 734 sq ft sold for a typical AED 1.12M, and two bedroom homes, which are unusually large here at roughly 1,300 sq ft, for about AED 1.42M. Studios and three bedroom units saw too few sales for a reliable typical price.
Rents are the bigger story. Studios let for around AED 62,000 a year, one bedrooms for AED 80,000 and two bedrooms for AED 115,000, giving gross yields of about 6.9% on one bedrooms and 7.8% on two bedrooms. Madison Residency and Two Towers led on both sales and rentals, followed by Al Fahad Tower 2 and National Bonds Plaza. Only six of the 76 sales were off plan.
Why tenants keep coming back to Barsha Heights
- •Walking distance to Dubai Internet City and two metro stations.
- •Generous two bedroom layouts at mid market prices.
- •Two bedroom landlords earned about 7.8% gross last year.
- •Everyday shopping in the towers and at The Greens Souk.
- •A mature, fully built district with little construction nearby.
Worth checking first
- •Ask for recent maintenance and service charge statements, since much of the stock was completed in 2009.
- •Parking varies by building; Madison Residency offers at least one reserved space per unit, but check each listing.
- •Office workers fill the internal streets at rush hour; walking to the Red Line usually beats driving.
- •Views differ a lot between towers, so visit at different times of day.
