Dubai Investment Park (DIP) is a mixed use district near Expo City, run by Dubai Investments, with homes in Green Community, Ritaj, Dunes Village and the new Verdana project. It suits budget minded tenants, families and yield investors: a studio typically sells for about AED 386,000 and a two bedroom for about AED 1.16M.

Key takeaways

  • DIP recorded 1,950 DLD sales in the 12 months to September 2026 across the 12 buildings and communities we track, and Verdana alone accounted for 1,666 of them.
  • The entry point in DIP is a studio at about AED 386,000; let at roughly AED 35,000 a year, it returns near 8.7% gross, and Ritaj alone handles more than half of the area's rentals.
  • Dubai Investment Park metro station on the Red Line Route 2020 branch opened in 2021 and links DIP 1 with Expo City and Dubai Marina.
  • Ready complexes such as Ritaj and Dunes Village trade at about AED 590 to 770 per sq ft, well below most of Dubai.
  • Green Community offers three to six bedroom garden villas in a gated, tree lined setting.

Dubai Investment Park is worth a look if you want a lower purchase price, good rental returns and a metro station on the doorstep, with Expo City Dubai just down the road. Established in 1997 by Dubai Investments PJSC, DIP covers about 2,300 hectares between Sheikh Mohammed Bin Zayed Road and Emirates Road. DIP 1, the western half, holds most of the homes: the leafy, gated Green Community, apartment complexes such as Ritaj and Dunes Village, and Reportage's large Verdana community of townhouses and low rise apartments. Studios rent for around AED 35,000 a year and two bedrooms for about AED 85,000. Gross yields on DLD figures run at roughly 8 to 9%, among the higher returns in Dubai.

From business park to residential district

Dubai Investments PJSC set up Dubai Investments Park in 1997 as a self contained city of industry, offices and homes, and its subsidiary Dubai Investments Park Development Company still manages the 2,300 hectare site. The eastern half, DIP 2, is mainly warehouses, factories and business units. The western half, DIP 1, is where people live, which is why it appears on most home searches.

The best known residential address is Green Community, built by Properties Investment, a joint venture of Dubai Investments and Union Properties. Its western village mixes large garden villas, three and four bedroom townhouses and low rise apartments under mature trees. Around it sit value apartment complexes such as Ritaj, Dunes Village and Centurion Residences, and the newest arrival, Verdana by Reportage Properties, is a ten phase gated community of compact townhouses and Verdana Residence apartments now handing over its first phase.

Schools, the metro and shopping in DIP

DIP is one of the few suburban districts with its own metro stop, which makes commuting to Dubai Marina or Expo City straightforward. RTA feeder buses link the station with Green Community and the residential clusters, and the British curriculum schools sit right beside the homes.

  • •Dubai Investment Park metro station, an underground Red Line stop on Route 2020, opened in June 2021 on Sheikh Mohammed Bin Zayed Road.
  • •Durham School Dubai, run directly by the UK's Durham School, opened in 2022 next to Green Community.
  • •Dove Green Private School, which began in 2015 as Dovecote Green Primary School, now runs from foundation to senior years in DIP.
  • •Courtyard by Marriott Green Community sits within the village, with shops and cafés around it.
  • •Carrefour Market serves the residential part of DIP 1.
  • •Expo City Dubai lies about 4 km south, while the drive to Dubai Marina takes roughly 15 minutes.

DIP prices and rents in numbers

Across the 12 buildings and communities we track, DLD registered deals in the 12 months to September 2026 put a typical studio at about AED 386,000 for 381 sq ft, renting at AED 35,000 a year. One bedroom apartments sold for about AED 812,000 and let for around AED 43,900, and two bedrooms changed hands for about AED 1.16M with rents near AED 85,000. Three bedroom homes averaged about AED 1.53M. The overall level was about AED 1,171 per sq ft, with DLD yields of about 8 to 9% gross by size.

Two very different markets sit side by side. Verdana is almost entirely off plan and accounted for 1,666 of the 1,678 off plan sales, at around AED 1,171 per sq ft. Ready stock is far cheaper: Ritaj traded at about AED 770 per sq ft and Dunes Village at about AED 590, and these two complexes signed more than 1,800 Ejari contracts between them, which is where landlords find dependable tenant demand.

Why DIP works for tenants and investors

  • •A freehold studio for under AED 400,000, a price point few Dubai districts still offer.
  • •Landlords see returns in the 8 to 9% gross band when DLD prices are set against Ejari rents.
  • •A metro station inside DIP 1 and fast links to Expo City, Al Maktoum International Airport and Dubai Marina.
  • •Green Community's mature trees, parks and gated streets, rare in a new Dubai suburb.
  • •Durham and Dove Green, both English curriculum schools, sit right beside Green Community.

What to keep in mind in Dubai Investment Park

  • •DIP 2 is mainly industrial, so check exactly where a building sits and what it overlooks before you buy.
  • •Verdana is still being delivered in phases, so expect construction nearby for the next few years.
  • •Many ready buildings are older, from 2009 to 2017, so ask for service charge history and recent maintenance records.
  • •Larger family homes in Green Community come up less often; register interest early if you want a villa.
