wasl's master plan beside Zabeel Park
wasl, the Dubai government backed property company, planned Wasl 1 as a mixed use quarter on the western edge of Zabeel Park, linking the older districts of Karama and Satwa with the business strip around the World Trade Centre. The developer describes it as a freehold master development, and it is organised in phases around a central landscaped park with offices and retail alongside the homes.
Park Gate Residences came first: four towers of 21 to 27 storeys with 746 homes, completed in November 2020. 1 Residences followed in May 2022 with two 45 storey towers and 753 apartments, topped by the Sky Track, a 335 metre running loop on the 43rd floor. The latest launches are Park Views Residences A and B and Avenue Park Towers, all sold off plan, with Nine Collective also part of the plan.

- •Gross yields of about 5 to 6%, supported by more than 600 leases a year.

Before you decide on Wasl 1
- •Most current supply is off plan, so compare handover dates and payment plans across Park Views and Avenue Park Towers.
- •Sheikh Khalifa bin Zayed Road is a busy route at peak hours; the metro is often the quicker option.
