How Sufouh Gardens took shape
Abyaar Real Estate, a Kuwaiti developer, launched Acacia Avenues at Cityscape in December 2006, and it became one of the first developments in this part of Jumeirah where expatriates could own freehold. The gated plot covers about 94,000 square metres with 52 villas and seven residential towers. Abyaar built two of the towers itself, including the 31 storey Hilliana Tower, and sold the other tower plots to private developers.
Around Acacia Avenues, smaller buildings filled in over the following decade: Aqua Developments delivered J5 and J8 in 2015 and 2016, while Vita Residencia, Cloud 9 Residence and Bahia 2 completed around 2014. Newer additions include Al Sufouh Suites and Lavender Garden Suites, and Iman Developers is building 113 Residences off plan. The result is a quiet, walkable grid of mid rise blocks with a cluster of villas, sitting between the free zones and the beach.

Considerations for buyers and tenants
- •Many buildings date from 2012 to 2016, so check service charges and maintenance history; the upside is larger layouts than many newer towers.
- •School run traffic on the internal roads is busy in the morning; residents often walk or time trips just before or after.
- •Supply is small, with around 210 units listed in September 2026, so good units can let or sell quickly.
- •Off plan choice is limited to a few projects such as 113 Residences.
