Jumeirah Garden City
New mid rise homes beside Sheikh Zayed Road
Community guide
Jumeirah Garden City is a freehold district in Al Satwa, master planned by Meraas between Sheikh Zayed Road and Al Wasl Road, where new mid rise apartment buildings are rising on individual plots. It suits buyers who want a central address near DIFC: a one bedroom sold for about AED 1.61M over the last year.
Key takeaways
- Jumeirah Garden City is a freehold district in Al Satwa, master planned by Meraas and built out plot by plot by many developers.
- Holm Avenue's two launches, Linea by Holm and Holm One, set the pace in a market where off plan accounted for about 90% of the 991 sales registered with DLD in our tracked buildings over 12 months.
- Entry starts above the million mark: a studio costs about AED 1.03M, with one bedrooms near AED 1.61M and two bedrooms near AED 2.22M, mostly in off plan launches such as Linea by Holm.

Jumeirah Garden City is one of the few places in central Dubai where you can buy a brand new freehold apartment within walking distance of the Sheikh Zayed Road metro stations. Meraas cleared and replanned part of Al Satwa, laid the roads and utilities, then sold plots to many smaller developers who build to a ground plus eight height limit. The result is a neighbourhood of boutique buildings, mostly studios and one bedroom flats, with the Museum of the Future, the Dubai World Trade Centre and DIFC close by. Studios sold for about AED 1.03M and one bedrooms for AED 1.61M in DLD registered deals, with gross yields near 6%. It suits professionals working in DIFC or Downtown and investors looking for central off plan stock.

How Meraas is turning part of Al Satwa into a new freehold quarter
Jumeirah Garden City was announced by Meraas in December 2008 as a large regeneration of Al Satwa, the long established neighbourhood behind Sheikh Zayed Road. Rather than build every tower itself, Meraas prepared the land, laid out streets, parks and services, and released freehold plots for sale. Each plot allows a building of up to ground plus eight floors, so the skyline stays low compared with the towers along the highway.
Since the early 2020s the district has filled quickly. Completed buildings such as Coral by Vision, Waha Living by Alyakka and Diamond Building now sit beside construction sites for dozens of new projects. Because so many developers are active, from Holm Avenue and JAD Global to Vision Developments and Imtiaz, each street has a different look, and buyers can choose between boutique blocks with only a few dozen homes and larger schemes with full amenity decks.
Getting around and daily life near the city centre
Location is the strongest card here. The eastern edge of the district is a short walk from two metro stations on Sheikh Zayed Road, and the business and culture landmarks of central Dubai are minutes away, while Al Wasl Road and the parks of Al Satwa give the western side a calmer, residential feel.
- •World Trade Centre metro station is about 0.5 to 0.6 km from Waha Living and Coral by Vision, on the RTA Red Line.
- •Emirates Towers metro station is about 0.7 km from Coral by Vision.
- •The Museum of the Future is about 0.6 km from Coral by Vision, and DIFC about 1.2 km.
- •Al Wasl Park and Al Satwa Park are within about 0.8 km of the western side of the district.
- •La Mer beach is roughly 2 km away and The Dubai Mall about 3.4 km from Waha Living.
- •Dubai International Airport is about 9 km from the district.
Prices, rents and the off plan pipeline
Across the 28 buildings we track, DLD registered deals in the 12 months to September 2026 put a typical studio of about 440 sq ft at AED 1.03M, a one bedroom of about 745 sq ft at AED 1.61M and a two bedroom of about 1,050 sq ft at AED 2.22M. The overall average was around AED 2,225 per sq ft, with studios the most expensive per foot at about AED 2,400. Hyde Walk Residence by Imtiaz, a completed building, traded at about AED 3,000 per sq ft across four sales.
The market is overwhelmingly off plan: 894 of 991 sales were for homes still under construction. Linea by Holm (194 sales) and Holm One (181) led activity, followed by Villea West, Rabdan Gardens and JAD 288. On the rental side, Ejari data shows studios at about AED 65,000 a year and one bedrooms at about AED 95,000, both near a 6% gross yield. Two bedroom rents are based on few contracts so far, around AED 127,000. Coral by Vision, Arista One and Hyde Walk Residence recorded the most leases.
What draws buyers to Jumeirah Garden City
- •A central freehold address within walking distance of the Sheikh Zayed Road metro stations.
- •Brand new buildings in an area of Dubai where new supply is rare.
- •Quick access to DIFC, the Dubai World Trade Centre and Downtown Dubai for work.
- •Low rise streetscape with parks on the western side and the beach at La Mer a short drive away.
- •A wide choice of developers and payment plans for off plan buyers.
Points to weigh up in a district still being built
- •Construction continues on many plots, so expect building work nearby for the next few years.
- •Most stock is studios and one bedrooms; larger family apartments are less common.
- •With many smaller developers involved, check each developer's delivery record and escrow registration before buying off plan.
- •Rental history is still short, so yields are based on a limited number of leases in completed buildings.
Good to know
Jumeirah Garden City questions, answered
Is Jumeirah Garden City freehold?+
Yes, within the Jumeirah Garden City master project. Dubai Land Department records register the homes there as freehold, so buyers of any nationality can own an apartment outright with a DLD title deed. The older Al Satwa streets around the district are not freehold, so confirm the title type of a specific unit with the Dubai Land Department before buying.
How much is a one bedroom apartment in Jumeirah Garden City?+
A one bedroom apartment typically sold for about AED 1.61M in DLD registered deals over the 12 months to September 2026, for around 745 sq ft. Studios traded near AED 1.03M and two bedrooms near AED 2.22M. Most of these sales were off plan, so prices usually come with a payment plan.
What are rents like in Jumeirah Garden City?+
Ejari contracts in the last year put a studio at about AED 65,000 a year and a one bedroom at about AED 95,000, both a gross yield of roughly 6%. Two bedroom leases are still few, at around AED 127,000. Coral by Vision, Arista One and Hyde Walk Residence account for most current tenancies.
Which metro station is closest to Jumeirah Garden City?+
World Trade Centre and Emirates Towers stations on the RTA Red Line are the closest. From the Sheikh Zayed Road side of the district they are around 0.5 to 0.7 km on foot, which makes the area one of the best connected new build neighbourhoods in Dubai.
How far is Jumeirah Garden City from Downtown Dubai and DIFC?+
Very close. DIFC is about 1.2 to 1.7 km from buildings such as Coral by Vision and Waha Living, and The Dubai Mall in Downtown is about 3.4 km away, around ten minutes by car. The Museum of the Future and the Dubai World Trade Centre are within walking distance.
Is Jumeirah Garden City a good investment?+
It suits investors who want central Dubai at an earlier stage of a district's life. Studios and one bedrooms yield around 6% gross on current Ejari rents, and new supply in this part of the city is otherwise scarce. Because most sales are off plan, returns depend on choosing reliable developers and realistic handover dates.
