Most annual leases are still paid in one to four post-dated cheques, and Dubai's rental law says that where no payment dates are agreed, rent is due in four equal instalments in advance. How is rent usually paid in Dubai?

The traditional model is an annual lease paid with post-dated cheques, commonly between one and four for the year. Article 12 of Law No. 26 of 2007 lets the landlord and tenant agree the payment dates, and says that where there is no agreement, rent is paid annually in four equal instalments in advance.

Fewer cheques usually means a better deal. A landlord who receives the full year upfront carries less risk, so a single cheque can be a useful bargaining chip for a lower rent. The more cheques you ask for, the weaker that position becomes.

For newcomers, the challenge is cash flow. Paying a large share of a year's rent on day one, on top of a security deposit, agency fee and DEWA deposit, is a big outlay. That is why monthly options have grown.

Can you agree 12 cheques with a landlord?

Yes, if the landlord agrees. Some landlords, particularly large property management companies and owners of newer buildings, accept 6 or 12 cheques, and some advertise it. Individual landlords are more likely to say no or to ask for a higher rent in return.

If you negotiate this, be precise. The number of cheques, their dates and amounts should be written into the tenancy contract and registered on Ejari. Make sure every cheque is covered when it falls due: under Article 25 of the rental law, unpaid rent can lead to eviction proceedings if you do not pay within 30 days of a formal notice.

A realistic approach is to ask for the smallest number of cheques you can manage. Moving from 12 to 4 may unlock a better rent, while moving from 1 to 12 may add to it.

Timing helps too. Landlords with a vacant home, or a unit that has been listed for a while, are often more flexible on cheques than on the headline rent. Renewal is another good moment: you are a known tenant with a payment history, so a request to move from 1 or 2 cheques to 4 or more is easier to agree, provided you raise it in writing before the 90-day notice point.

What is Dubai's Flexi Rent initiative?

Flexi Rent is a Dubai Land Department initiative launched in June 2026. It allows tenants of participating property management companies to pay rent monthly, quarterly or semi-annually instead of in a few large cheques. The DLD signed agreements with a group of real estate companies to deliver it, including Wasl Properties, Deyaar and Dubai World Real Estate.

According to the DLD, it covers leases of at least 12 months for UAE residents with valid residency documents. You apply through a participating company, choose from the payment options it offers, and the agreed schedule goes into your tenancy contract. Availability depends on the specific property, so it is not automatic for every tenant.

Participating companies told Khaleej Times in July 2026 that tenants pay the same annual rent through the flexible instalments. Always confirm the total cost and any conditions in writing before you sign.

Rent-payment platforms and bank financing

A newer category of fintech platforms pays the landlord the rent upfront, in the cheques the landlord wants, while you repay the platform in 12 monthly instalments, usually by card. Keyper is one example currently operating in Dubai, and Property Finder has partnered with it. These services typically charge a fee for the convenience: Khaleej Times reported in November 2025 an example in which AED 100,000 of rent became AED 105,000 over 12 monthly payments.

Banks are also entering the space. In August 2026, local media reported that the Dubai Land Department plans a rent now, pay later service with a partner bank, where the bank pays the landlord upfront and the tenant repays over up to 12 months at zero interest. Final details and eligibility had not been published at the time of writing, so check the DLD's announcements for its current status.

If you need monthly payments from day one, a serviced apartment or a furnished short-term rental is the simplest route. These are usually billed monthly, come furnished, and often include DEWA, internet and cleaning, so there is no DEWA deposit or annual commitment.

The trade-off is price. Over a full year, a serviced or short-term home usually costs noticeably more than a comparable unfurnished annual lease. Many newcomers use one for their first one to three months while they learn the city and wait for their residence visa and Emirates ID, then move to an annual lease.
