Mina Rashid is Emaar's new waterfront neighbourhood at Port Rashid, built around Rashid Yachts & Marina and worth a look if you want a new apartment by the sea within minutes of old Dubai. Emaar is developing it with P&O Marinas, with a marina of more than 430 wet berths, a beach and the QE2 hotel ship as its landmark. Homes are low and mid rise apartments and penthouses, and most of the stock is still off plan: Seagate, completed in 2025, is the first ready address. A typical one bedroom sold for about AED 1.65M over the past year and a two bedroom for about AED 2.5M. It suits owner occupiers, sailing fans and long term investors who like Bur Dubai and Deira close by.

From working port to Rashid Yachts & Marina
Port Rashid opened as Dubai's main commercial harbour and still hosts the cruise terminals today, while cargo has long since moved to Jebel Ali. Emaar and P&O Marinas announced the residential redevelopment in 2019 as a 25 billion dirham plan, and the marketing name for the homes is Rashid Yachts & Marina. The project is a cluster of boutique buildings set around a new marina basin with more than 430 wet berths, some able to take yachts of up to 100 metres.
The layout is deliberately low key compared with the towers of Dubai Marina or Downtown. Buildings such as Seagate, formerly marketed as Sirdhana, rise between five and fifteen storeys, and later phases including Seascape, Clearpoint, Bayline and Ocean Cove follow the same scale. The permanently moored QE2, now a hotel, sits at the edge of the community, and plans include a public beach, a 500 metre swimming canal and a floating yacht club.
Day to day life around the old port
Residents live on the western edge of Bur Dubai, so heritage districts, malls and the Green Line are close, and Sheikh Zayed Road is reached along Al Mina Street. Families usually look at the established schools of Oud Metha, Karama and Jumeirah, a short drive away.
- •Queen Elizabeth 2, the former Cunard liner now a hotel, is about 0.6 km from Seagate.
- •City Centre Al Shindagha shopping centre is about 1.1 km away.
- •For public transport, walk roughly 1.2 km to Al Ghubaiba, where Green Line trains, buses and creek abras meet.
- •Etihad Museum and Al Fahidi Historical Neighbourhood are both under 2.5 km away.
- •Hamdan bin Mohammed Cruise Terminal, operated by DP World, is part of the same port.
- •Hospitals and clinics in Dubai Healthcare City are a short drive inland.
Mina Rashid prices, rents and yields
The figures below are DLD registered deals in the 12 months to September 2026 across the five Mina Rashid buildings we track. There were 97 sales, 73 of them off plan, at an average of about AED 1,920 per sq ft. A typical one bedroom of around 800 sq ft changed hands for about AED 1.65M, a two bedroom of about 1,320 sq ft for AED 2.5M, and a three bedroom of about 1,750 sq ft for roughly AED 3.92M from 15 deals.
Rentals are still concentrated in Seagate, the only completed building, where one bedrooms let for around AED 70,000 a year and two bedrooms for about AED 110,000, giving gross yields of about 4 to 4.4%. Three bedroom rentals were few. Seascape led sales volume with 30 off plan deals, followed by Seagate, Clearpoint and Bayline, all developed by Emaar. In the snapshot month there were around 400 units listed for sale or rent.
What draws people to Mina Rashid
- •A genuine marina setting with yacht berths, a beach and promenades, minutes from Bur Dubai.
- •Low and mid rise buildings that feel calmer than high rise waterfront districts.
- •A single, experienced master developer in Emaar across every project.
- •Freehold ownership for all nationalities, with flexible off plan payment plans on new launches.
- •Heritage souks, the cruise terminal and the airport (around 17 minutes' drive) all close at hand.
Things to weigh up before buying
- •Much of the community is still being built, so expect construction activity nearby for several years; early buyers gain first pick of views.
- •Rental supply is limited to Seagate for now, so yield comparisons will become clearer as more buildings complete.
- •There is no metro station inside the community; Al Ghubaiba on the Green Line is the closest, so a car or taxi is handy.
- •Retail and dining inside Mina Rashid will grow phase by phase; City Centre Al Shindagha covers everyday shopping meanwhile.
Good to know
Mina Rashid questions, answered
Is Mina Rashid a good place to live?+
Yes, for people who want new waterfront living close to the historic city. Mina Rashid offers marina views, low rise buildings and the QE2 on the doorstep, with Bur Dubai, Al Shindagha and the Green Line nearby. As most buildings are still under construction, it suits buyers planning ahead more than those who need a full set of local amenities immediately.
How much does an apartment in Mina Rashid cost?+
In the 12 months to September 2026, DLD records show a typical one bedroom at about AED 1.65M and a typical two bedroom at about AED 2.5M. Three bedrooms traded around AED 3.92M. The average across the five buildings we track was close to AED 1,920 per sq ft, and three quarters of deals were off plan.
What is the rent for a flat in Mina Rashid?+
Seagate is currently the only completed building, and Ejari records over the past year show one bedrooms letting for around AED 70,000 a year and two bedrooms for about AED 110,000. That works out to gross yields of roughly 4 to 4.4%. Rental choice will widen as Seascape, Clearpoint and other phases complete.
Can foreigners buy property in Mina Rashid?+
Yes. Dubai Land Department records register Emaar's homes at Mina Rashid, such as Seagate and Sunridge, as freehold, so buyers of any nationality can own an apartment outright with a DLD title deed. Emaar sells new launches in Rashid Yachts & Marina directly, often with staged off plan payment plans, and completed units trade on the resale market. Confirm the title type of a specific unit with the Dubai Land Department before buying.

Not inside the community itself. The nearest station is Al Ghubaiba on the Green Line, about 1.2 km from Seagate, which also has a large bus station and abra links across Dubai Creek. Most residents drive, using Al Mina Street to reach Jumeirah, Bur Dubai and Sheikh Zayed Road.
How far is Mina Rashid from Downtown Dubai?+
From Seagate, The Dubai Mall is about 17 minutes by car, and Dubai International Airport is about the same. Closer to home, City Centre Al Shindagha is about 1.1 km away and Al Fahidi Historical Neighbourhood about 2.4 km, so the old city and its souks are part of everyday life here.
