Inside DLRC: Skycourts, the Sondos buildings and a new wave of launches
DLRC has been home to residents for well over a decade. Phoenix Tower was handed over in June 2009, and the Sondos buildings by Al Sondos Holding followed in 2010 and 2011, the same year National Bonds completed the six Skycourts towers. Those early buildings still house a large share of residents, and Skycourts alone accounts for roughly 2,830 studios, one and two bedroom apartments.
A second phase of building started in the 2020s. Tiger Properties delivered Blue Wave Tower and The V Tower in 2023, Arabian Gulf Properties finished the family sized Edison House in 2022, and developers including Samana, Wadan, Imtiaz and Mashriq Elite are now selling off plan towers across the remaining plots. Skycourts and The Aquila School form the centre of the community, Phoenix Tower and the first Sondos buildings sit on the northern side towards Silicon Oasis, and The V Tower and Sondos Rosa are to the south.
Schools, shops and transport around DLRC
DLRC is largely self sufficient for daily needs, with supermarkets and cafés in the ground floors of many towers. Larger shopping and leisure are a short drive along Al Ain Road or Emirates Road. Public transport is by bus today, and the planned Blue Line will bring metro stations to nearby Dubai Silicon Oasis and Academic City.
- •The Aquila School is in the centre of the community, next door to Desert Sun Tower and about 300 m from Skycourts.
- •GEMS FirstPoint School is roughly 0.7 to 1 km from Phoenix Tower, Edison House and Skycourts.
- •Two malls serve the community: Dubai Outlet Mall on Al Ain Road and Silicon Central Mall in Silicon Oasis, both roughly 2.5 km off.
- •RTA bus route 30 stops outside Skycourts Towers.
- •Al Habtoor Polo Resort is about 1.6 km from the southern buildings, and Global Village about 8 km away.
- •RTA's Blue Line, due to open in September 2029, includes stations at Dubai Silicon Oasis and Academic City.
Apartment prices and yields in Dubailand Residence Complex

One bedrooms of around 775 sq ft averaged AED 1.07M and two bedrooms of roughly 1,270 sq ft about AED 1.51M, while three bedrooms traded only 34 times at around AED 1.92M. Rents are among the most affordable in new Dubai. Ejari data puts a typical studio at AED 37,000 a year, a one bedroom at AED 50,000, a two bedroom at AED 70,000 and a three bedroom at about AED 105,500. That gives gross yields of 8.6% on studios and one bedrooms and 7.9% on larger units. Off plan sales made up 2,184 of the 2,825 deals, with Samana Boulevard Heights, Cove Edition Residence 6, Cybele by Wadan and Seraph by Wadan the most active projects.
Why tenants and investors pick DLRC
- •A studio lease averages about AED 37,000 a year, a budget that stretches much further here than in central Dubai.
- •Investors buying the most liquid sizes, studios and one bedrooms, see about 8.6% before costs.
- •School runs measured in minutes, with The Aquila School at the heart of DLRC.
- •Fast road access to Silicon Oasis, Academic City, Global Village and Downtown Dubai via Al Ain Road.
- •Plenty of tenant demand: Skycourts alone registered 1,583 leases in the year.
Before you commit
- •Roughly three quarters of recent deals were off plan launches, so visit a developer's completed towers before signing for a new one.
- •Until the Blue Line opens in Silicon Oasis and Academic City, getting around means a car or RTA buses.
- •Phoenix Tower and the Sondos buildings date from 2009 to 2011, so ask how older blocks have been maintained.
- •Larger homes are limited: family buyers may prefer buildings with two and three bedroom layouts such as Edison House.
