From biotech park to a residential district
TECOM Group created the park in the mid 2000s as the Dubai Biotechnology and Research Park, known as DuBiotech, and merged it with the Energy and Environment Park in 2015 to form Dubai Science Park. The business side still focuses on pharma, health, life sciences and energy, with laboratories and offices in the centre of the site. Housing grew up around that core: Montrose Residence in 2018, Bella Rose in 2020 and Opalz by Danube in 2025, plus the two Villa Lantana phases on the western side.
Today the eastern edge facing Umm Suqeim Street is where most new towers are rising. Binghatti has three projects here, Hillviews, Hills and Hillside, and SAAS Hills, Vincitore's Aqua Dimore and Aqua Flora, and Skyhills Residences add to the skyline. HRE Development handed over the two Skyhills towers from April 2026, roughly six months early. Because the area sits within Al Barsha South, it is often marketed under that name, and it borders Arjan and Dubai Miracle Garden to the south.
Schools, hospital and shopping around Dubai Science Park
Few Dubai apartment districts have this many schools within a kilometre. Healthcare and shopping are similarly close, and Al Khail Road and Sheikh Mohammed Bin Zayed Road are a few minutes by car. There is no metro station in the park, so most residents drive.
- •Skyhills Residences residents have Repton Al Barsha about 700 m away and Kings' School Al Barsha about 800 m away.
- •Brighton College Dubai and Bloom World Academy are within about 700 m of Villa Lantana 1, with Dubai Heights Academy about 1.2 km away.
- •Opalz by Danube is roughly five minutes on foot from Mediclinic Parkview Hospital.
- •My City Centre Al Barsha sits at the southern tip of the park, a short walk from Bella Rose.
- •Just past the southern boundary, Miracle Garden and Butterfly Garden make an easy outing during their opening season.
- •For bigger shopping trips, residents head north to Dubai Hills Mall, a 3 to 4 km drive, or to Mall of the Emirates further along Umm Suqeim Street.
Prices, rents and yields in Dubai Science Park
Across the 16 buildings we track, DLD registered deals in the 12 months to September 2026 show a typical studio at AED 844,000 (about AED 1,998 per sq ft for 426 sq ft), a one bedroom at AED 1.28M and a two bedroom of about 1,590 sq ft at AED 2.14M. Three bedroom homes traded 35 times at a typical AED 3.55M; four bedroom sales were too few to quote. These figures lean towards new off plan stock, so ready resales come in lower: Bella Rose units traded near AED 590,000 and Opalz near AED 665,000.
Ejari rents over the same period average AED 48,000 for a studio, AED 68,000 for a one bedroom and AED 95,000 for a two bedroom, giving gross yields of about 7.2%, 7% and 6.8%. Larger homes, largely the Villa Lantana villas, rent for around AED 250,000 to 330,000 a year. Of the 2,017 sales, 1,864 were off plan, with Binghatti Hillviews, Binghatti Hills, Binghatti Hillside and SAAS Hills together accounting for more than 1,400 deals.
What draws residents to Dubai Science Park
- •A concentration of well regarded British curriculum schools within walking or very short driving distance.
- •A full hospital and a neighbourhood mall at the southern tip of the park, so errands rarely need a long drive.
- •Quick access to Dubai Hills, Al Barsha and Jumeirah Village Circle via Umm Suqeim Street.
- •A choice between brand new towers and established villas in a gated TECOM community.
- •Returns of roughly 7.2% on studios and 7% on one bedrooms despite the newer stock.
Points to consider in Dubai Science Park
- •With 1,864 of 2,017 sales off plan, the quality of each developer's construction schedule matters more than usual.
- •Driving is the norm, as the Red Line runs some distance away along Sheikh Zayed Road.
- •Construction on the eastern edge will continue for several years as the new towers complete.
- •Villa supply is limited to the two Villa Lantana phases, so family homes come to market only occasionally.
