Key takeaways
- Finished homes are scarce: only 34 ready units sold here over the year to September 2026, against 2,394 off plan.

- The average price across our tracked buildings is about AED 3,039 per sq ft, near prime waterfront levels.
- Only 118 leases were registered, mostly in Anwa by Omniyat and Riva Residence, so rental data is still early.
- Public transport is close: Al Ghubaiba station on the Green Line is under 2 km from Riva Residence.
Dubai Maritime City is a waterfront district on a reclaimed peninsula beside Mina Rashid, and it is mainly a place to buy off plan today, with a small but growing number of finished homes to live in. It sits a short drive from Al Shindagha, Al Fahidi and the Al Ghubaiba metro and bus hub, with Downtown Dubai and Dubai International Airport each around 19 minutes by car. Almost every recent sale has been in towers still under construction, by Danube, Omniyat's Beyond, London Gate and Select Group. A typical one bedroom traded at about AED 2.39M, roughly AED 3,100 per sq ft, while the first ready buildings, Anwa and Riva Residence, rent one bedrooms for about AED 100,000 a year.

A maritime peninsula turning residential
Dubai Maritime City was announced in 2004 as a hub for the maritime industry, part of the DP World group, on land reclaimed between Port Rashid and the Dubai Dry Docks. The peninsula covers about 2.27 million square metres. Part of the peninsula is used by ship repair yards, workshops and marine businesses, while the plan set aside a marina district with plots for high rise residential towers, now the focus of new building.
The residential side is very new. Omniyat's Anwa, completed in 2021, was one of the first towers with residents, and Vakson Group's Riva Residence followed at the end of 2025 with about 158 sea view apartments. Since then developers have launched a string of towers along the waterfront: Breez and Oceanz by Danube, Franck Muller Yachting by London Gate, Kanyon, Soulever, Talea, Saria and Orise by Beyond, Nautica One and Two by Select Group, Mar Casa by Deyaar and Il Vento by KORA.
Around Dubai Maritime City: heritage, shopping and transport links
The peninsula itself is still largely a construction zone, so daily life leans on the established neighbourhoods next door. Al Mina Street links it to Jumeirah, Al Shindagha and Sheikh Zayed Road, putting both the old city and the business districts within easy reach.
- •The QE2, moored as a hotel at Mina Rashid, sits roughly 1.2 km north of Riva Residence.
- •Weekly shopping happens at City Centre Al Shindagha, around 1.6 km from the peninsula's first ready tower.
- •Al Ghubaiba's metro and bus interchange connects residents with Deira, Bur Dubai and the wider network.
- •Heritage sits within a short drive, from the Etihad Museum (2.7 km) to the wind towers of Al Fahidi (3 km).
- •Driving times to both Dubai Mall and the main airport are about 19 minutes outside peak hours.
Prices and early rents in Dubai Maritime City
DLD registered deals in the 12 months to September 2026 across the 16 buildings we track show a typical studio of 395 sq ft at about AED 1.4M (AED 3,491 per sq ft), a one bedroom of around 850 sq ft at AED 2.39M and a two bedroom of about 1,410 sq ft at AED 4.25M. Three bedrooms sold 73 times at around AED 5.78M, and a small number of four bedroom units changed hands at about AED 13.2M. Prices vary by brand: Franck Muller Yachting averaged about AED 2,583 per sq ft against roughly AED 3,774 at Soulever by Beyond.
Because almost all of the stock is still being built, renting is limited to a few ready towers, with 118 Ejari leases recorded in the year. Those early figures show about AED 100,000 a year for a one bedroom and AED 135,000 for a two bedroom, implying gross yields of roughly 5.4 to 5.6%. Studio and three bedroom rents come from too few leases to rely on. As towers such as Breez hand over, rental evidence will build quickly.
What attracts buyers to Dubai Maritime City
- •Sea and skyline views from a peninsula close to Mina Rashid and Port Rashid.
- •A central position near Al Shindagha, Al Fahidi and Bur Dubai, with Downtown Dubai about 19 minutes away.
- •Branded and design led towers from Omniyat's Beyond, Danube, London Gate and Select Group.
- •Off plan payment plans that spread costs over construction and, for some projects, after handover.
- •Few ready homes today, so early buyers can choose from a wide range of floors and views.
Points to consider in Dubai Maritime City
- •Most handovers are several years away, Breez for example in 2029, so this is a buy for patient owners.
- •Only 118 Ejari contracts were logged, so treat today's 5.4 to 5.6% yields as an early indication.
- •The district will be busy with construction for some time while the waterfront towers rise.
- •Daily shopping is off the peninsula for now, at City Centre Al Shindagha and nearby Bur Dubai.
