Rukan at a glance: Reportage's townhouse neighbourhood in Wadi Al Safa 7

Rukan was launched in 2014 by Continental Investments LMD with Reportage Properties on a plot of roughly 2.6 million sq ft, about 70% of it set aside for open space and greenery. The plan holds around 1,800 homes: more than 1,200 townhouses sold as Rukan Lofts across several phases, and about 600 apartments in Rukan Tower and Rukan Residences.

The lofts are what give Rukan its character. They are small one to four bedroom townhouses with their own parking bay and private yards, a format that lets buyers own a house with a front door at apartment level prices. At the southern tip, Rukan Tower and the five floor Rukan Residences, both finished in 2024, add studios, flats and duplexes for those who prefer a lift and a shared pool.

Why Rukan appeals to buyers and tenants

  • •Over a thousand leases a year keep vacancies short, and gross returns sit between roughly 6% and 8% from studios up to two bedrooms.
  • •Neighbours such as Arabian Ranches and The Sustainable City bring schools, golf and cafes within a few minutes.
  • •Every Rukan home is already built, which means rent can start soon after transfer.
  • •Owners of any passport can hold full freehold title.

Worth knowing before you buy in Rukan

  • •Rukan is off the metro map, so a car or regular taxis are part of daily life here.
  • •Lofts are compact, so families needing several bedrooms may prefer the three and four bedroom layouts, which trade less often.
  • •Al Qudra Road and Sheikh Mohammed bin Zayed Road get busier at peak hours: allow extra time for school runs.
  • •With so many lofts let to tenants, check service charges and the condition of a specific unit before buying.
