Inside Living Legends: themed towers, villa clusters and new launches
Tanmiyat Global, a Saudi developer, launched Living Legends in 2006 on about 14 million sq ft of Dubailand. The plan set roughly 500 villas around green space on the western side and a boulevard of towers with more than 2,000 apartments on the east, each tower named after a figure from history or fairy tale. Hercules was among the first to complete, in January 2016, followed by Cleopatra in 2020.
The community has picked up pace in recent years. Al Ghurair Residence 5, formerly called Marco Polo, was finished in August 2025, The Eugene Townhouses added 48 three bedroom homes in 2023, and towers such as Cinderella, Shakespeare and Queen Sheba are selling off plan. Next door, Aldar and Dubai Holding launched The Wilds in February 2025, a nature themed project of villas and apartments that sold its first phase at launch.
Schools, parks and leisure around Living Legends
Living Legends is a quiet residential pocket, but some of Dubai's biggest leisure attractions are on its doorstep. Inside the community there is a school, a park with sports courts and a mosque, and Majan and Al Barari are close neighbours. A car is the normal way to get around, using Sheikh Mohammed Bin Zayed Road.
- •Dunecrest American School, which opened in 2018 and is rated Good by KHDA, is about 0.4 km from Cleopatra Tower.
- •Hercules Tower residents have Victory Heights Primary School some 2.6 km away.
- •Majan Central Park, about a kilometre from the towers, is the closest large green space.
- •Theme park fans have IMG Worlds of Adventure about 1.8 km away, with Global Village directly across Sheikh Mohammed Bin Zayed Road to the south.
- •Legends Jumaa Mosque serves the community.
- •A drive to Downtown Dubai takes roughly 20 minutes.
Living Legends sale prices and what the data shows
Every figure in this section comes from DLD registered deals in the 12 months to September 2026, covering the 16 buildings and clusters we track in Living Legends, including The Wilds next door. Of 639 sales, 424 were off plan, and the average was about AED 1,182 per sq ft. Studios sold for about AED 611,000 for 423 sq ft, one bedroom apartments for about AED 1.07M for 856 sq ft, two bedroom homes for about AED 1.54M for 1,426 sq ft and three bedroom homes for about AED 2.15M, with 120 three bedroom deals showing healthy family demand.
Ready towers offer a clear value gap. Hercules sold at about AED 836 per sq ft and Cleopatra at about AED 843, while newer Al Ghurair Residence 5 reached about AED 1,086 and off plan Cinderella about AED 1,446. Rapunzel Tower recorded 71 sales at a typical AED 1.6M. Rental data is thin, with 25 Ejari contracts, all at The Eugene Townhouses, where a three bedroom typically leased for about AED 160,000 a year.
What Living Legends does well
- •Generous apartment sizes for the price, especially in the ready towers at under AED 850 per sq ft.
- •An American curriculum school inside the community, with more schools in nearby Arabian Ranches and Victory Heights.
- •Big days out are close at hand, from Global Village and IMG Worlds of Adventure to the playgrounds of Majan Central Park.
- •A choice between ready resale homes and off plan launches with payment plans.
- •Expat buyers can hold full title, because the whole of Living Legends is freehold.
Points to consider in Living Legends
- •New towers keep rising along the boulevard, so cranes and site traffic will be part of the view for a while.
- •Retail inside the community is still limited, so the bigger weekly shop means a short drive to Majan or Arabian Ranches.
- •Daily life here is car based, as no metro line reaches this part of Dubailand yet; Sheikh Mohammed Bin Zayed Road is the main route out.
- •Rental records are few, so investors should check achievable rents building by building.
