DIFC: Dubai's financial district with a residential side
DIFC is Dubai's international financial centre and runs as a financial free zone with its own legal framework, courts and property register. The district lines Sheikh Zayed Road next to Downtown Dubai, with Gate Village, home to galleries, cafes and restaurants, at its centre and office towers around it. Homes are a small part of the mix, often in towers that share their address with offices, hotels and shops.
The established residential towers include Index Tower, the 80 storey Union Properties building completed in 2010 with about 520 homes, Sky Gardens (2008), Liberty House (2009), Central Park Towers (opened 2014) and DAMAC's Park Towers and Burj Daman. A new generation of branded and wellness led projects is on the way: Akala Residences by Arada, two towers of about 220 metres due at the end of 2029, alongside DIFC Living, DIFC Heights, Eden House Zaabeel and Four Seasons Private Residences DIFC.
Living in DIFC: the metro, culture and the city on foot
DIFC is one of the few Dubai neighbourhoods where many residents walk to work, to dinner and to the metro. Daily shopping is close by in Downtown, and families usually look at schools in neighbouring districts, a short drive away.
- •Financial Centre Metro Station on the Red Line is about 0.5 km from Akala Residences, and Emirates Towers Station serves the northern end of the district.
- •Gate Village is the district's cultural heart, with art galleries, cafes and restaurants.
- •The Dubai Mall and Burj Khalifa are about a kilometre from the southern towers.
- •The Museum of the Future is about 1.5 km from Akala Residences.
- •For flights, the drive from DIFC towers to Dubai International Airport takes roughly a quarter of an hour.
DIFC prices: what the registered deals show
The figures below are DLD registered deals in the 12 months to September 2026 across the 13 DIFC towers and projects we track. All 122 of those sales were off plan units at Akala Residences, so they describe new branded stock rather than resales in the older towers, whose transfers are recorded by the DIFC Registrar of Real Property instead. Prices ran at about AED 4,181 per sq ft overall: one bedrooms of around 1,044 sq ft at about AED 3.89M, two bedrooms of about 1,951 sq ft at AED 8.28M, and three bedrooms of roughly 2,647 sq ft at AED 12.74M across 15 deals.
Only three four bedroom sales were recorded, too few for a reliable typical price. Leases inside DIFC are also registered with the DIFC registry, and our tracked buildings show no Ejari contracts for the period, so we do not quote a rent level here; ask us for current achieved rents in Index Tower, Sky Gardens or Central Park Towers. In September 2026 about 830 units across the tracked towers were listed for sale or rent, which gives buyers real choice despite the compact size of the district.
Why buyers choose a DIFC address
- •Walk to work in the financial centre and to the Red Line metro.
- •A prime position beside Downtown, The Dubai Mall and Burj Khalifa.
- •Freehold ownership open to all nationalities.
- •New branded and wellness focused projects such as Akala Residences.
- •Gate Village restaurants and galleries on the doorstep.
Points to consider in DIFC
- •This is a niche, prime market with high entry prices, from about AED 3.89M for a new one bedroom at Akala.
- •Transfers inside DIFC follow DIFC law and its own registry, so work with a conveyancer who knows the DIFC Registrar of Real Property.
- •Family amenities such as schools and large parks are mostly in neighbouring districts, a short drive away.
- •Sheikh Zayed Road is busy at weekday peaks; for short trips the metro is often quicker.
Good to know
DIFC questions, answered
Can foreigners buy property in DIFC?+
Yes. Residential property in DIFC is freehold and open to buyers of any nationality. Transfers, leases and mortgages for property inside the centre are registered with the DIFC Registrar of Real Property under DIFC Law No. 10 of 2018, rather than only with the Dubai Land Department, so use advisers who know the DIFC process.
How much does an apartment cost in DIFC?+
DIFC is one of Dubai's priciest addresses. In DLD registered deals over the 12 months to September 2026, new one bedrooms at Akala Residences sold for about AED 3.89M and two bedrooms for around AED 8.28M, at roughly AED 4,181 per sq ft overall. Resale homes in older towers such as Index Tower trade through the DIFC registry and can price differently.
Is DIFC a good place to live?+
DIFC suits people who want to walk to work and enjoy a city centre lifestyle. Gate Village restaurants and galleries are on the doorstep, Financial Centre and Emirates Towers metro stations are close, and The Dubai Mall is about a kilometre from the southern towers. Families usually drive to schools and larger parks in nearby districts.
Is there a metro station in DIFC?+
Yes. Financial Centre Metro Station on the Red Line sits on Sheikh Zayed Road at DIFC, about half a kilometre from Akala Residences, and Emirates Towers Station serves the northern side. The Red Line links DIFC directly with Downtown, Business Bay, Dubai Marina and Dubai International Airport.
Why is DIFC property data different from the rest of Dubai?+
DIFC has its own property register. Sales and leases in most completed DIFC towers are recorded by the DIFC Registrar of Real Property, so they do not appear in Dubai Land Department open data. That is why our DLD figures for DIFC cover only the 122 off plan sales at Akala Residences in the 12 months to September 2026.
How far is DIFC from Downtown Dubai?+
DIFC sits right next to Downtown Dubai. The Dubai Mall and Burj Khalifa are about a kilometre from the southern towers, and Burj Khalifa/Dubai Mall Metro Station is one stop south of Financial Centre on the Red Line. Dubai International Airport is about 15 minutes by car.
