Atlantis The Royal Residences is the residential part of Atlantis The Royal on the crescent of Palm Jumeirah, beside Atlantis The Palm. Kerzner International developed it with the Investment Corporation of Dubai, and the resort opened in February 2023. It holds 231 homes in a 43 storey building, from two to five bedroom apartments to Skycourts, penthouses and garden suites of 1,434 to 17,088 sq ft, and 44 of them have private pools.
Owners live beside one of Dubai's best known resorts, with its beach club, spa and restaurants a lift ride away. The residences have their own entrance and residents' facilities, including the Sky Pool about 90 metres above the Gulf.

Why there are no building-level figures yet
We publish price statistics for a building only once EQT has at least three verified, priced sales in it, so one unusual deal can't skew the picture. The residence types
The smallest homes are two bedroom apartments. Skycourts are larger homes with outdoor terraces, the garden suites sit lower in the building with private gardens, and the penthouses occupy the top. The 44 homes with private pools command the strongest interest, and they rarely reach the open market.
Living next to a resort
You get room service style convenience, restaurants run by well known chefs within the resort, and a beach that stretches for about two kilometres according to public records. You also share the crescent with resort guests, so if you want total seclusion, a frond villa or a smaller building may suit you better.
Ask for the service charge budget before you offer. Resort grade staffing and facilities cost more to run than a standard residential tower.
