The 5 Best Buildings on Palm Jumeirah: What Buyers Really Paid

EQT Real Estate · RERA-registered brokerage · Опубліковано October 24, 2026

The five best buildings on Palm Jumeirah, each the best at something different, are Serenia Residences (calm beach life), Six Senses Residences (wellness), Atlantis The Royal Residences (the most famous address), One at Palm Jumeirah (record setting penthouses) and Como Residences (the tallest tower on the island).

Dubai Land Department registered sales show what buyers really paid: two bedrooms at Atlantis The Royal went from about AED 3,800 to 8,050 per sq ft since the first sales, three bedrooms at One at Palm from about AED 3,600 to 8,500, and Como Residences holds the AED 500 million (about US$136 million) penthouse sale of 2023.

Prices run from about AED 3.4 million for a one bedroom at Serenia to that AED 500 million penthouse. Watch the video above, or read on for each building's prices then and now, who it suits and the one thing to know before you buy.

Головні висновки

  • •Serenia Residences: two bedrooms went from about AED 2,500 to 3,800 per sq ft in ten years (about 50% more); a one bedroom sells for about AED 3.4M today.
  • •Six Senses Residences: two bedrooms rose from about AED 5,700 to 7,200 per sq ft (about 26%) while the building was going up; a beach villa sold for AED 130M in 2024.
  • •Atlantis The Royal Residences: two bedrooms more than doubled, from about AED 3,800 to 8,050 per sq ft; a three bedroom at about AED 18,300 per sq ft is the Palm's highest for a finished apartment (DLD).
  • •One at Palm Jumeirah: three bedrooms more than doubled, from about AED 3,600 to 8,500 per sq ft; a penthouse sold for AED 275M in September 2024.
  • •Como Residences: the AED 500M penthouse (November 2023) cost about AED 22,800 per sq ft, four times the rest of the tower, which has held its launch price of about AED 5,700.
  • •Every figure is a Dubai Land Department registered sale, comparing the same bedroom type in the same building: first sales against resales in the last 12 months, per sq ft.

How we picked them

Every price here comes from the Dubai Land Department (DLD) open data, which records what buyers actually paid, not what sellers were asking. We took every registered home sale on Palm Jumeirah up to 7 October 2026 and left out whole building and land transfers.

When we say a price went up, we compare like for like: the same bedroom type in the same building, the first sales from the developer against resales in the last 12 months, per sq ft. A penthouse is never compared with a one bedroom, and a resale is never compared with a different building.

We picked these five because each one is the best on Palm Jumeirah at something: the calmest beach life (Serenia Residences), the newest wellness living (Six Senses Residences), the most famous address (Atlantis The Royal Residences), the record setting penthouses (One at Palm Jumeirah) and the tallest tower on the island (Como Residences).

Serenia Residences

Serenia Residences sits on the East Crescent: three low buildings of ground plus nine floors, with around 250 homes right on the beach. It was designed by Hazel Wong, the architect behind Dubai's Emirates Towers, and the idea was the opposite of a tower: calm, airy and a blank canvas for the owners. It is one of the few purely residential buildings on the Crescent, with no hotel inside, and its 50 metre pool runs down the beach and curls around the building like a lagoon. Palma Development launched it in 2015 and handed it over in 2018, on schedule.

In the first sales in 2015 and 2016, a two bedroom sold for about AED 2,500 per sq ft. In the last 12 months, two bedroom resales averaged about AED 3,800 per sq ft, about 50% more over ten years. A one bedroom sells for about AED 3.4M (about US$930,000) today and a two bedroom for about AED 6.5M (about US$1.8M). At the very top, a four bedroom penthouse sold in May 2026 for AED 50.3M (about US$13.7M).

Serenia did so well that its investor came back for more. In 2021 he paid AED 508M for a plot on the West Crescent, the most expensive plot a private investor bought in Dubai that year, and it became Serenia Living, its younger sister.

Who it suits: families and couples who want to live on the beach, in a quiet building, at a price that is still within reach for Palm Jumeirah. The one thing to know: you will need a car. There is no metro nearby, and the Crescent is a long walk from the shops on the trunk.

Six Senses Residences

Six Senses Residences, on the West Crescent, was developed by Select Group and is home to the first Six Senses hotel in the UAE, which opened in September 2026. The architects are SAOTA from Cape Town, and their idea was coral: the curved, latticed rooflines shade the homes and help the air flow through. There are 172 homes, from penthouses and sky villas with their own pools to just nine signature villas right on the beach.

What sets it apart is wellness: about 60,000 sq ft of it, with a spa, a longevity clinic, a biohacking lounge and a hammam, all in your own building. In late 2024, one of the nine beach villas sold for AED 130M (about US$35.4M), before the building was even finished.

In the first sales in 2022 and 2023, a two bedroom cost about AED 5,700 per sq ft. In the last 12 months, two bedroom resales averaged about AED 7,200, about 26% more in three to four years while the building was still going up. Three and four bedroom homes rose a little less, about 15%. Buyers here paid a strong price from day one, because the brand was already priced in.

Who it suits: people who care about health and service and want the calm side of the Crescent with a hotel at their door. The one thing to know: service charges are a little higher than in the rest of the Palm (Select Group's own estimate is about AED 38.5 per sq ft a year), so make sure you will use the wellness you pay for every month.

Atlantis The Royal Residences

Atlantis The Royal was designed by KPF, a New York firm, and looks like a stack of giant blocks piled up on the sea. KPF's design principal said they did not want another piece of iconic architecture, they wanted a series of iconic experiences. The best one is the Sky Pool, a 90 metre infinity pool on the bridge between the two towers, about 95 metres above the ground. The resort opened in January 2023 with a private concert by Beyoncé, her first full live show in more than four years, and the building has won a list of design awards, from the tall building council CTBUH to the Michelin Guide.

There are 231 residences next to the hotel. Owners have their own private pools and the resort on their doorstep: the beach, the spa, 17 restaurants and bars at The Royal and a dozen more at Atlantis The Palm next door.

In the first sales in 2017 and 2018, a two bedroom cost about AED 3,800 per sq ft. In the last 12 months, two bedroom resales averaged about AED 8,050 per sq ft, more than double. In May 2025 a three bedroom sold for AED 65M (about US$17.7M), about AED 18,300 per sq ft, the highest price per sq ft for a finished apartment on Palm Jumeirah in Dubai Land Department records. The biggest sale so far is a penthouse in 2022, for about AED 163M (about US$44.4M).

Who it suits: buyers who want the full resort life and the strongest name on the Palm, and holiday home owners who want the hotel to look after everything. The one thing to know: you are living inside a busy resort, with day visitors, events and traffic at peak times. If you want quiet, Serenia is the opposite.

Вид на панораму Дубая з Palm Jumeirah, ясне небо та бірюзова вода

One at Palm Jumeirah

One at Palm Jumeirah, by OMNIYAT with Dorchester Collection, sits on the trunk at the start of the island, with views over the Palm on one side and Dubai Marina on the other. It was designed by SOMA, a New York firm, who pushed each floor in and out so every home gets its own big private terrace; that is why the floors look like they are sliding. There are only 94 homes, no more than two homes share a lift lobby, and Dorchester runs the services: concierge, valet, housekeeping and dining at home.

In 2017 the top penthouse sold for AED 102M (about US$27.8M), a record for any apartment in Dubai at the time. The buyer had one request, a private 20 metre lap pool on the roof, and while the tower was still going up OMNIYAT agreed to add it. Then in September 2024 a five bedroom penthouse in the same building sold for AED 275M (about US$74.9M), which Gulf News called the costliest home deal in Dubai that year.

The regular homes have done just as well. In the first sales in 2015 and 2016, a three bedroom cost about AED 3,600 per sq ft; in the last 12 months, a three bedroom resale averaged about AED 8,500, more than double. Back in 2018 the head of OMNIYAT's sales arm told Gulf News they had never dropped their prices, and these numbers show they did not need to.

Who it suits: buyers who really want hotel service, privacy and very few neighbours, close to the mainland and the Marina. The one thing to know: with only 94 homes, there are not many for sale at any time, so you often have to wait for the right one.

Como Residences

Como Residences is Nakheel's new tower on the trunk. When it is finished it will be the tallest tower on Palm Jumeirah, at more than 300 metres and 75 floors; today the tallest is The Palm Tower, at about 240 metres. The shape is inspired by a seashell, with pools stacked up the tower that Nakheel's brochure calls vertical lakes, and the top one has a 360 degree view of the whole island. There are only about 81 homes over 75 floors, so very few per floor, and handover is planned for the second quarter of 2028.

In November 2023 the penthouse sold for AED 500M (about US$136M): about 22,000 sq ft, five bedrooms and a sky pool. At the time it was the most expensive penthouse ever sold in Dubai, and the press ranked it third in the world. It cost about AED 22,800 per sq ft, while the other homes in the tower sold for around AED 5,700, so the buyer paid four times the building's price per foot for one home near the top. In 2025 a developer announced a AED 550M penthouse sale in Business Bay: a bigger total, but per sq ft about half of what this buyer paid.

The rest of the tower has held its value. Since launch in 2023, the price per sq ft has stayed almost exactly the same, about AED 5,700: Nakheel priced it at full value on day one, and buyers are still paying it. A four bedroom home sold for AED 60M (about US$16.3M) in the last 12 months, and that is the entry ticket.

Who it suits: buyers who want the highest view on the island and a brand new home, and who are happy to wait until 2028. The one thing to know: it is not finished yet. When the penthouse sold in 2023 the handover date was 2027, so it has already moved once; if you need to move in sooner, one of the four finished buildings will suit you better for now.

Which one is right for you?

Five buildings, five different buyers. For beach life and quiet at the most reachable price, look at Serenia Residences. If health and service matter most, Six Senses Residences. For the resort and the most famous name on the Palm, Atlantis The Royal Residences. For privacy, very few neighbours and hotel service, One at Palm Jumeirah. And for the highest view on the island, if you can wait, Como Residences.

On numbers alone, the biggest price growth was at One at Palm Jumeirah and Atlantis The Royal, more than double for the same homes. Serenia rose about half over ten years. Six Senses and Como held their launch prices or more, which on Palm Jumeirah means those buyers paid a strong price from day one. Each building's guide has every sale, the floor plans and what is for sale right now, and the interactive map at eqt.ae/map shows them all on the island.

0:00The 5 best buildings on Palm Jumeirah

0:00In 2023, a penthouse on Palm Jumeirah in Dubai sold for 500 million dirhams. It was Dubai's record, and the tower isn't even built yet. That's one of the five buildings in this video. The other four go from about 3 million dirhams for one bedroom, to a penthouse that have sold for more than 100 million.

0:21For each one, I'll tell you what makes it special, what buyers really paid, how prices have moved, and who is it right for. I will also tell you the one thing to know before you buy. And I'll keep the 500 million dirham tower for the end, because the story behind that sale surprised even me.

0:41How we picked them

0:41Hey, I'm Max from EQT Real Estate. We're a boutique brokerage in Dubai, and Palm Jumeirah is where we specialise and spend most of our working days. Every single price in this video comes from the Dubai Land Department. That's what buyers actually paid, not what sellers were asking.

1:00And when I say a price went up, I compare the same type of home in the same building. The first sales against resales in the last twelve months, per square foot. We picked these five because each one is the best at something. The calmest beach life, the newest wellness living, the most famous address, the record setting penthouses, and the tallest tower on the island.

1:25Serenia Residences

1:25Let's start with the one most people can actually picture themselves living in. Serenia Residences sits on the East Crescent. It's three low buildings, ground plus nine floors, with around 250 homes, right on the beach.

1:42Here's the surprising part. It was designed by Hazel Wong, the architect behind Dubai's Emirates Towers. But here the idea was the opposite of a tower. The developer wanted it calm and airy, a blank canvas for the owners.

1:58It's also one of the few buildings on the Crescent that's purely residential. There is no hotel inside, just homes. And the pool is the star. A 50 metre pool that runs right down the beach and curls around the building like a lagoon.

2:12Serenia launched in 2015 and the developer, Palma, handed it over in 2018, on schedule. In Dubai at that time, that alone was news. So what did the buyers pay? In the first sales in 2015 and 2016, a two bedroom went for about 2,500 dirhams per square foot.

2:32In the last twelve months, two bedroom resales averaged about 3,800. That's about 50 percent more, over the ten years. A one bedroom here sells for about 3.4 million dirhams today, and a two bedroom for about 6.5 million.

2:48At the very top, a four bedroom penthouse sold in May 2026 for 50.3 million. Serenia did so well that its investor came back for more. In 2021 he paid 508 million dirhams for a plot on the West Crescent, the most expensive plot a private investor bought in Dubai that year.

3:08That plot became Serenia Living, its younger sister. So who is it for? Families and couples who want to live on the beach, in a quiet building, at a price that's still within reach for Palm Jumeirah. The one thing to note: you will need a car.

3:24There's no metro nearby, and the Crescent is a long walk from the shops on the trunk.

3:29Six Senses Residences

3:29Now let's go to the newest building on this list. Six Senses Residences, on the West Crescent. It was developed by Select Group, and is home to the first Six Senses hotel in the UAE, which opened in September 2026.

3:46The architects are SAOTA from Cape Town, and their idea was coral. Look at the curved, latticed rooflines and you will see it. They shade the homes and help the air flow through. There are 172 homes here: penthouses, sky villas with their own pools, and just nine signature villas right on the beach.

4:07But what makes Six Senses different is wellness. About 60,000 square feet of it. A spa, a longevity clinic, a biohacking lounge, a hammam. All in your own building. In late 2024, one of those nine beach villas sold for 130 million dirhams, before the building was even finished.

4:27And the prices since launch? In the first sales in 2022 and 2023, a two bedroom cost about 5,700 dirhams per square foot. In the last twelve months, two bedroom resales averaged about 7,200. That's about 26 percent more in three to four years, while the building was still going up.

4:47Three and four bedroom homes rose a little less, about 15 percent. Buyers here paid a strong price from day one, because the brand was already priced in. So who is it for? People who care about health and service, and want the calm side of the Crescent with a hotel at their door.

5:06The one thing to know: service charges are a little bit higher compared to the rest of the Palm. However, keep in mind you are paying for that wellness every single month, so make sure you will use it.

5:17Atlantis The Royal Residences

5:17Next, the building everyone recognises, even if they've never been to Dubai. Atlantis The Royal. It was designed by KPF, a New York firm, and it looks like a stack of giant blocks piled up on the sea.

5:34Their design principal said they didn't want another piece of iconic architecture. They wanted a series of iconic experiences. The best one is the Sky Pool. A 90 metre infinity pool on the bridge between two towers, about 95 metres above the ground.

5:53It opened in January 2023 with a private concert by Beyoncé. Her first full live show in more than four years. There are 231 residences here, next to the hotel. Owners have their own private pools, and the resort is on their doorstep: the beach, the spa, 17 restaurants and bars at The Royal, and a dozen more at Atlantis The Palm next door.

6:18The building has won a list of design awards, from the tall building council CTBUH to the Michelin Guide. Now the prices. This is where it gets interesting. In the first sales in 2017 and 2018, a two bedroom cost about 3,800 dirhams per square foot.

6:38In the last twelve months, two bedroom resales averaged about 8,050 dirhams per square foot. That's more than double. And in May 2025, a three bedroom here sold for 65 million dirhams, about 18,300 per square foot.

6:54In the Land Department records, that's the highest price per square foot for a finished apartment on Palm Jumeirah. The biggest sale so far was a penthouse in 2022, for about 163 million dirhams. So who is it for?

7:09Buyers who want the full resort life and the strongest name on the Palm, and holiday home owners who want the hotel to look after everything. The thing to know: you're living inside a busy resort. Day visitors, events, traffic at peak times.

7:25If you want quiet, Serenia is the opposite.

7:28One at Palm Jumeirah

7:28Now, the building that set Dubai records before it was even finished. One at Palm Jumeirah, by Omniyat, with Dorchester Collection. It sits on the trunk, at the start of the island, with views over the Palm on one side and Dubai Marina on the other.

7:45It was designed by SOMA, a New York firm. Each floor is pushed in and out, so every home gets its own big private terrace. That's why the floors look like they're sliding. There are only 94 homes, and no more than two homes share a lift lobby.

8:03Dorchester runs the services: concierge, valet, housekeeping, dining at home. In 2017, the top penthouse sold for 102 million dirhams. That was a record for any apartment in Dubai. And here's my favourite detail.

8:18That buyer had one request: a private 20 metre lap pool on the roof. The tower was still going up, and Omniyat agreed to add it. Then in September 2024, a five bedroom penthouse in the same building sold for 275 million dirhams.

8:36Gulf News called it the costliest home deal in Dubai that year. And the regular homes? In the first sales in 2015 and 2016, a three bedroom cost about 3,600 dirhams per square foot.

8:49In the last twelve months, a three bedroom resale averaged about 8,500. That's more than double. Back in 2018, the head of Omniyat's sales arm told Gulf News: we have never dropped our prices.

9:04Looking at these numbers, they didn't need to. So who is it for? Buyers who really want hotel service, privacy, and very few neighbours, close to the mainland and the Marina. The one thing to know: with only 94 homes, there aren't many for sale at any time.

9:20If you want one, you often have to wait for the right one.

9:24Como Residences

9:24And now, the 500 million dirham penthouse. Como Residences is Nakheel's new tower on the trunk. When it's finished it will be the tallest tower on Palm Jumeirah. More than 300 metres and 75 floors.

9:39Today the tallest is The Palm Tower, at about 240 metres. The shape is inspired by a seashell, and pools are stacked up the tower. Nakheel's brochure calls them vertical lakes. And the top one has a 360 degree view of the whole island.

9:57There are only about 81 homes in 75 floors, so very few per floor. Handover is planned for the second quarter of 2028. In November 2023, the penthouse sold for 500 million dirhams. About 22,000 square feet, five bedrooms, with a sky pool.

10:16At that time, that was the most expensive penthouse ever sold in Dubai, and the press ranked it third in the world. Now here's the surprise I promised you. That penthouse cost about 22,800 dirhams per square foot. The other homes in the tower sold for around 5,700.

10:36So the buyer paid four times the building's price per foot, for one home near the top. In 2025, a developer announced a 550 million dirham penthouse sale in Business Bay.

10:48That's a bigger total. But per square foot, it was about half of what this buyer paid. And the rest of the tower? Since launch in 2023, the price per foot has stayed almost exactly the same, about 5,700 dirhams.

11:02Nakheel priced it at full value on day one, and buyers are still paying it. A four bedroom home sold for 60 million dirhams in the last twelve months. That's the entry ticket. So who is it for?

11:15Buyers who want the highest view on the island and a brand new home, and who are happy to wait until 2028. The one thing to note: it's not finished. When the penthouse sold in 2023 the handover date was 2027, so it has already moved once.

11:32If you need to move in sooner, this one might not be the best fit for now.

11:37Which one is right for you?

11:37So, five buildings, five different buyers. If you want beach life and quiet at the most reachable price, look at Serenia. If health and service matter most, Six Senses. If you want the resort and the most famous name on the Palm, Atlantis The Royal.

11:55If you want privacy, very few neighbours, and hotel service, One at Palm. And if you want the highest view on the island and you can wait, Como is the one. And if you're comparing them on numbers alone, the biggest price growth was at One at Palm and Atlantis The Royal, more than double for the same homes.

12:17Serenia rose about half, over ten years. Six Senses and Como held their launch prices or more, which on Palm Jumeirah means those buyers paid a strong price from day one. I put a full guide for each building on our website, eqt.ae, with every sale, the floor plans and what's for sale right now.

12:38The links are in the description. And if you want to see how the villas on Palm Jumeirah compare, watch my video on villa prices next. It's right over here.

What is the best building on Palm Jumeirah?+

It depends on what you want. Serenia Residences is the best for calm beach life at the most reachable price (a one bedroom is about AED 3.4M), Six Senses Residences for wellness and service, Atlantis The Royal Residences for resort life and the most famous name, One at Palm Jumeirah for privacy with Dorchester Collection service, and Como Residences for the highest view on the island once it is finished in 2028.

What is the most expensive apartment ever sold on Palm Jumeirah?+

The penthouse at Como Residences, which sold for AED 500 million (about US$136 million) in November 2023: about 22,000 sq ft, five bedrooms and a sky pool, at about AED 22,800 per sq ft. At the time it was the most expensive penthouse ever sold in Dubai. One at Palm Jumeirah holds the second biggest, a five bedroom penthouse at AED 275 million in September 2024.

Which Palm Jumeirah building has gone up the most in price?+

On a like for like basis, One at Palm Jumeirah and Atlantis The Royal Residences. Three bedrooms at One at Palm went from about AED 3,600 per sq ft in the first sales (2015 to 2016) to about AED 8,500 in the last 12 months, and two bedrooms at Atlantis The Royal from about AED 3,800 (2017 to 2018) to about AED 8,050. Both more than doubled (Dubai Land Department registered sales).

How much does an apartment at Atlantis The Royal Residences cost?+

In the last 12 months, two bedroom resales averaged about AED 8,050 per sq ft. In May 2025 a three bedroom sold for AED 65M, about AED 18,300 per sq ft, the highest price per sq ft for a finished apartment on Palm Jumeirah in DLD records, and the biggest sale so far is a penthouse at about AED 163M in 2022.

When will Como Residences be finished?+

Nakheel plans handover for the second quarter of 2028. When the AED 500M penthouse sold in 2023 the date was 2027. The rest of the tower sells for about AED 5,700 per sq ft, the same as at launch, and a four bedroom sold for AED 60M in the last 12 months.

What are the service charges at Six Senses Residences The Palm?+

Higher than in the rest of the Palm. Select Group, the developer, estimates them at about AED 38.5 per sq ft a year; they pay for about 60,000 sq ft of wellness space, including a spa, a longevity clinic and a hammam, run with the first Six Senses hotel in the UAE.

Where do these prices come from?+

From Dubai Land Department open data: every registered home sale on Palm Jumeirah up to 7 October 2026, which is what buyers actually paid, not asking prices.
