What can I buy in Dubai with AED 1 million?+

AED 1M buys a typical one bedroom apartment in 16 of the Dubai areas we track and a studio in 29. Two bedroom apartments at that price are typical in Liwan, DAMAC Hills 2 and Dubai Investment Park. Townhouses start from about AED 1.8M for three bedrooms in DAMAC Hills 2.

What is the most affordable area to buy an apartment in Dubai?+

For a one bedroom apartment, the most affordable areas in registered sales over the last 12 months are Liwan (about AED 585K), International City (about AED 643K) and DAMAC Hills 2 (about AED 695K). Each figure is the median of the typical prices of the buildings in that area.

How much do I need to buy a villa or townhouse in Dubai?+

A three bedroom townhouse starts from about AED 1.8M in DAMAC Hills 2. A four bedroom villa starts from about AED 2.2M in DAMAC Hills 2. Established family communities and waterfront villas sit higher, so enter your budget above to see every community that fits.

Which Dubai areas have the highest rental yields?+

For one bedroom apartments, the highest typical gross yields in our data are in Dubai Investment Park (about 8.3%), Dubai Silicon Oasis (about 8.2%) and Liwan (about 8.2%). Gross yield is the typical yearly Ejari rent divided by the typical sale price, before service charges and other running costs.

What costs come on top of the purchase price?+

For a ready home, budget roughly 7% on top of the price: the Dubai Land Department transfer fee of 4%, an agency fee of usually 2% plus VAT, and trustee and title deed fees. With a mortgage, add the bank's fees and the mortgage registration fee of 0.25% of the loan.

How much deposit do I need to buy a home in Dubai with a mortgage?+

UAE Central Bank rules set the minimum down payment. A UAE resident buying a first home needs 20% for a price up to AED 5M and 30% above it; UAE nationals need 15% and 25%. A second home needs 40% (35% for UAE nationals), and off plan homes 50%. On top come about 7% in buying costs plus the mortgage fees, so for a AED 1M home plan on about AED 279K in cash: AED 200K down payment and about AED 79K in fees.

Can non residents get a mortgage in Dubai?+

Yes. Several UAE banks lend to buyers who live abroad, usually up to 50 to 60% of the price, for ready homes, with proof of income and bank statements from your home country. The tool uses 50% to stay on the safe side. Many international buyers also choose off plan homes with a developer payment plan, which needs no mortgage.

How much mortgage can I afford on my salary in Dubai?+

Banks keep all your monthly loan repayments within 50% of your income, the debt burden ratio set by the UAE Central Bank. At 4.25% over 25 years, each AED 10,000 of monthly payment repays a loan of about AED 1.8M. Enter your savings, the monthly payment you are comfortable with and, if you like, your income, and the tool shows the price range that fits both.
