About Nad Al Sheba Gardens
Nad Al Sheba Gardens grew phase by phase into one of the best known villa addresses close to the city centre. Meraas, a member of Dubai Holding Real Estate, has released the community in numbered phases, and in December 2025 it launched Phase 11, which it called the final phase. That release added 210 villas and townhouses and a new school at the north west corner of the community, with its own access road.
Over the last 12 months most activity came from the newest phases. Dubai Land Department records show 211 sales in Phase 11, 202 in Phases 8 and 9 and 174 in Phase 10, with smaller numbers of resales in Phases 2 to 7. The homes share one design language: clean lines, stone accents, floor to ceiling glazing and private courtyards. Larger villas in recent phases have double height living rooms and sit along Central Park and Spine Park.
Daily life is built around walking and green space. Each district has its own spine of shaded paths, cycle and running tracks, yoga lawns and sports courts, and Nad Al Sheba Gardens Mall brings a Waitrose supermarket, cafés, a nursery and fitness studios inside the gates. The community suits families who want a large detached home with Downtown Dubai about 10 minutes away, rather than a villa on the outer edge of the city.
