How much deposit do I need to buy in Dubai?+
Expats need a minimum 20% down payment on a first home priced under AED 5M, 30% above AED 5M, and about 40% on a second property. Off-plan purchases usually require around 50%. UAE nationals can borrow roughly 5% more than expats.
What are the extra costs beyond the down payment?+
Budget about 4% of the price for the DLD transfer fee, 2% agency commission, a 0.25% mortgage-registration fee on the loan, plus valuation and trustee/admin costs of a few thousand dirhams. Together these add roughly 6 to 7% of the price on top of your deposit.
How much can I borrow on my salary?+
UAE banks cap your total monthly debt repayments (the Debt Burden Ratio) at 50% of your monthly income. So the higher your income and the lower your other debts, the larger the mortgage you'll qualify for.
Can I add the fees or down payment to my mortgage?+
No. Central Bank rules require the down payment to come from your own funds, so you can't borrow it. The DLD and agency fees are also normally paid in cash, though some banks now finance part of them.
