About Emaar South

Emaar lists 22,700 residential units for Emaar South, including 15,360 apartments, with 53,000 sq m of retail and dining and 25 neighbourhood parks. Propsearch puts the master plan at about 700 hectares. At its heart is the Emaar South Golf Club, which Propsearch reported in September 2026 is scheduled to open in the fourth quarter of 2026 with an 18 hole championship course, a driving range and a par 3 course.

The community has grown in phases. Urbana, the first neighbourhood, was completed in March 2020 and was followed by Urbana II and III, Golf Views, Greenview and other ready phases. Newer releases include the Fairway Villas and Golf Lane villas on the course and golf apartment buildings such as Golf Point (handover expected October 2028), Golf Verge (May 2029), Golf Hills and Vista Ridge (both September 2029). DLD records the area under the master project Dubai World Central.

EQT tracks each Emaar South phase separately with Dubai Land Department data. Across the 21 phases we follow, DLD recorded 1,275 sales in the 12 months to 25 September 2026. Golf Hills was the busiest with 328 sales, followed by Golf Vale with 238, while villa phases such as Fairway Villas traded at medians close to AED 5 million.

Where is Emaar South?+

In Dubai South, beside Al Maktoum International Airport and close to Expo City Dubai. Emaar puts the airport about 15 to 20 minutes away by car and Downtown Dubai about 25 to 30 minutes.

Is Emaar South ready or off plan?+

Both. Urbana was completed in March 2020 and several townhouse phases are lived in, while golf apartment buildings such as Golf Point, Golf Verge, Golf Hills and Vista Ridge are due between October 2028 and September 2029.

What have buyers paid in Emaar South recently?+

It depends on the phase. Over the 12 months to 25 September 2026, DLD medians ranged from about AED 1.05 million at Golf Point and AED 1.53 million at Golf Hills to about AED 4.85 million at Fairway Villas and AED 5 million at Golf Lane.

When will the newest phases be handed over?+

Golf Point is expected in October 2028, Golf Lane in October 2028, Golf Verge in May 2029, and Golf Hills and Vista Ridge in September 2029, according to Property Finder, Propsearch and DLD project records.

Is the golf course open?+
