Mesoamerican Cluster is the south eastern end of Discovery Gardens in Jebel Ali, Dubai, the last Nakheel blocks before Al Furjan, with building numbers from the 240s upwards. It is a studio led cluster, compact and quiet, about 600 metres from Al Furjan Metro Station, and it rarely has more than a few homes on the market at once.

Mesoamerican is the smallest of the five clusters on our map by homes available. Only a handful of apartments are usually listed for sale or rent, far fewer than in Mogul next door, so buyers who want this end of the community often need to wait for the right unit.
Studios dominate. About seven in ten of the roughly 95 sales the Dubai Land Department registered here over the past year were studios, typically around 465 sq ft, with one bedroom homes of about 835 sq ft making up the rest. Values per square foot were at the top end for Discovery Gardens over that period.
Its name comes from the gardens and architecture of Central America. Being at the Al Furjan edge, residents use Al Furjan's shops and cafes as much as the Pavilion, Arcadia Global School is about 700 metres away, and Expo City Dubai is the closest of any cluster at about 7.4 km.
