About Shams
Shams sits where The Walk begins at its south western end, closer to Bluewaters, Ain Dubai and the JBR 2 tram stop than any other JBR cluster. Its neighbour to the east is Amwaj, and The Beach retail strip by Meraas starts a few minutes' walk along the sand. Because the island and its observation wheel fill the view from this end, west and north facing apartments here have a skyline that no other part of JBR can match.
It is also one of the smaller clusters, with only three residential towers of 40 and 42 storeys, and the 22 storey Ramada completing the block. The podium below holds everyday shops rather than destination dining: supermarkets, a pharmacy, laundries, a nursery, a spa and quick service outlets such as Starbucks and McDonald's, with residents' plaza areas and a gym on the level above.
Layouts in Shams lean large. In our September 2026 portal snapshot, four bedroom apartments listed here averaged around 3,400 sq ft, the biggest four bedroom homes of the clusters we track, and three bedroom units are the most common type offered for sale. Dubai Land Department data shows two bedroom apartments were the most traded type over the last twelve months, which suits families who want space and a calmer end of The Walk.
