Bahar is the JBR cluster most shaped by hospitality. Two hotels sit in the block alongside the five residential towers, and rooftop venues such as Pure Sky Lounge draw visitors in the evening. At ground level The Walk is at its liveliest here, with Spinneys and Allday Market for groceries, Starbucks and Tim Hortons, restaurants like Indian Palace and a Watercube spa.
Heights vary more than in any other cluster: Bahar 1 reaches 52 storeys, while the smaller towers stop in the low thirties. Units are on the compact side. In Dubai Land Department records for the last twelve months, one bedroom apartments of about 780 sq ft made up more than half of all sales, and Bahar recorded the highest average price per square foot of the original clusters we track.
That profile makes Bahar a natural fit for buy to let investors and for single professionals or couples who want a beach address without paying for a family sized flat. Our September 2026 snapshot shows far more one and two bedroom homes offered for rent than any other type, and very few three and four bedroom units. Families wanting space usually look one cluster over, at Rimal or Sadaf.
