About DAMAC Riverside
DAMAC Riverside began in 2024 as a townhouse community in Dubai Investment Park 2, the quieter residential side of DIP close to Expo City Dubai. In January 2025 DAMAC added Riverside Views, its first launch of that year, which brought apartments into the plan. Over the last twelve months it was one of the busiest off plan names in Dubai: Dubai Land Department records show 2,492 registered sales, all of them off plan.
The community is split into named parts. Townhouse buyers choose between Ivy, Lush, Sage and Olive, with four and five bedroom homes. Riverside Views is organised into eight colour themed clusters, Teal, Azure, Marine, Indigo, Royal, Capri, Pacific and Sky, set on both sides of the river, each with several buildings; Capri 1 and Azure 2 were the most traded in the DLD data. The landscape is built around water and greenery, with hydroponic farms, a floating opera stage and lakeside dining among the announced features.
Riverside suits two kinds of buyer. Young professionals and investors looking for a first apartment at a moderate entry point will find most of the stock in Riverside Views, where one bedroom homes make up the bulk of sales. Families who want a townhouse with a garden and are happy to live on the Expo City and Al Maktoum airport side of Dubai can look at the four and five bedroom homes. When will DAMAC Riverside be ready?+
It depends on the part. DAMAC set May 2028 for Riverside Views at the January 2025 launch, although Property Finder shows March 2029 for Marine 1. Property Finder lists December 2027 for the first townhouses and June 2028 for Olive.
What is the difference between Riverside Views and the Riverside townhouses?+
Riverside Views is the apartment part of the community, with one and two bedroom homes in clusters such as Capri, Azure and Marine. Ivy, Lush, Sage and Olive are the townhouse neighbourhoods, with four and five bedroom homes for families.
How much do homes at DAMAC Riverside sell for?+
Dubai Land Department records show a median price of about AED 1.23 million across 2,492 registered sales between September 2025 and September 2026. One bedroom apartments had a median of about AED 1.19 million, and four bedroom townhouses about AED 2.7 million.
Is Dubai Investment Park a good place to live?+
DIP 2 is a calm residential area with fast road links to Expo City Dubai, Al Maktoum International Airport and Dubai Marina. It suits buyers who work on the southern side of Dubai or want more space for the price than central districts offer.
