About Binghatti Skyrise

Binghatti launched Skyrise in October 2024 with a stated value of AED 5 billion, calling it one of the last large residential plots left in Business Bay. A second sales phase was unveiled in November 2024 at an event beneath the Pyramids of Giza, aimed at Egyptian buyers, who are among Binghatti's largest groups of international clients. Propsearch reports that half the project sold within a day of launch.

The design is easy to recognise: three towers, each with 48 residential floors above a five level podium, topped by faceted diamond shaped crowns. Altogether the towers hold 3,302 homes and 31 shops. The mix leans strongly towards compact units, and studios made up the majority of registered sales in the last year, so the project mainly suits investors and single professionals who want a Business Bay address at a lower ticket size.

The podium holds the shared facilities: more than 15 amenities at launch, including pools, a private golf area, tennis courts, a gym, a children's water park and yoga spaces, plus 31 shops at ground level. Several parks, Bay Avenue and the Renaissance hotel are within walking distance. If you want more space, note that two and three bedroom apartments are rare here, so good ones are worth reserving early.

Questions buyers ask

When will Binghatti Skyrise be delivered?+

Binghatti lists delivery for Q4 2026 and Propsearch gives December 2026 as the estimated completion. We confirm the handover window for your tower with the developer.

Why do the towers have diamond shaped tops?+

The crowns are the signature of the design: each of the three towers ends in a faceted, diamond shaped top, which makes the project easy to recognise on the Business Bay skyline.

What do apartments at Skyrise sell for?+

Dubai Land Department records show 467 registered sales in the 12 months to September 2026, all off plan, with a median price of about AED 1.54 million. Studios, the most traded type, had a median of about AED 1.4 million at about AED 3,063 per sq ft.

Are the apartments furnished?+

According to Binghatti, most apartments in Skyrise are delivered unfurnished.

Is Skyrise right for families?+

It can be, but family sized homes are scarce: two and three bedroom apartments accounted for only 31 of the 467 sales in the last year. Most buyers here are investors or singles choosing studios and one bedroom units.
