About Binghatti Hillside
Hillside is the compact member of Binghatti's group in Dubai Science Park, close to Binghatti Hills and Binghatti Hillviews. Sales opened at the end of January 2025 and construction started a day later, according to Property Finder. The tower sits on a plot of about 3,875 sq m, with three basements, a ground floor, two podium parking levels and 21 residential floors. Binghatti's brochure calls it a raised sanctuary, with a gently sloping facade of brass, travertine and perforated metal.
The mix is the story here. Four in five homes are studios, and the rest are one bedroom apartments, so Hillside offers one of the lowest entry tickets in this part of Dubai: Binghatti lists prices from AED 774,999. Dubai Land Department records show 267 registered sales in the 12 months to September 2026, all off plan, with studios making up 209 of them. That makes it a natural fit for first time investors and for staff at the nearby hospitals and labs who want a short commute.
Shared space is on the podium: an adult pool and deck, a kids' pool and play area, a half basketball court and sunken seating areas. Binghatti adds concierge and Masaken Luxury services for residents. Compared with its larger neighbours, Hillside is smaller and quieter, which some buyers prefer. Before you reserve, we check the floor, the facing and the current handover estimate with the developer, as the published dates have moved.
