About Binghatti Hills

Binghatti Hills is one of the biggest single releases in Dubai Science Park, the business and research district between Al Barsha South and Dubai Hills Estate. Sales started in spring 2024 and Propsearch records construction from April 2024. The design is inspired by the contours of rolling hillsides, a softer theme than the angular, patterned towers Binghatti is better known for.

The numbers explain who it is for. Of the 1,666 homes, 852 are studios, 528 are one bedroom and 286 are two bedroom apartments, according to Binghatti, with 41 residential floors above two basements and a three level podium. Some units come with their own small pool. Studios have also dominated resale: 207 of the 362 sales registered with the Dubai Land Department in the last 12 months were studios.

The location is the draw for tenants and owners alike. Dubai Hills Mall is about eight minutes away and King's College Hospital about nine, so the project appeals to hospital and science park staff and young professionals working along Al Khail Road. The podium amenities lean sporty, with padel, street football and basketball courts, which suits a younger crowd more than families needing large layouts.

Questions buyers ask

Is Binghatti Hills finished?+

Binghatti's page gives completion as Q2 2026, while Property Finder showed April 2027 when we checked in October 2026. Dubai Land Department records still list sales as off plan up to late September 2026, so we confirm completion and handover for the exact unit before you buy.

What does a studio at Binghatti Hills cost?+

Dubai Land Department records show studios selling at a median of about AED 1.04 million for about 469 sq ft between September 2025 and September 2026. Across all 362 registered sales the median was about AED 1.07 million, or about AED 1,983 per sq ft.

How big is the project?+

Binghatti lists 1,666 homes and 21 shops: 852 studios, 528 one bedroom and 286 two bedroom apartments, on 41 residential floors. Propsearch gives a plot of about 13,938 square metres.

No. Binghatti Hillside and Binghatti Hillviews are separate Binghatti projects nearby in Dubai Science Park, with their own handover dates. This page covers Binghatti Hills only.

Who is Binghatti Hills best suited to?+

Singles and couples, given the studio heavy mix, and people working at King's College Hospital, in Dubai Science Park or along Al Khail Road who want to live about eight minutes from Dubai Hills Mall.
