Laya Heights belongs to the northern cluster of Studio City, the older residential pocket that faces Motor City across the road. Construction started in October 2017 and the building was handed over in November 2023, with Federal Engineering Consultants as architect and Ancient Builders Construction as main contractor.

The layout is simple and investor friendly: only studios and one bedroom apartments. In Dubai Land Department sales over the last 12 months, the typical studio measured about 383 sq ft and the typical one bedroom about 645 sq ft. Residents share a large pool, a children's pool, a padel tennis court and an outdoor cinema.

It is one of the busiest rental addresses in the community.
