Frond D, Palm Jumeirah
Frond D is a gated residential frond on the east side of Palm Jumeirah, the Burj Al Arab side of the island, in the group of fronds lettered A to H. It is lined with Nakheel's original Signature Villas and Garden Homes, each with its own private beach. Signature Villas on Frond D are mostly six bedroom homes of about 7,000 sq ft on plots of roughly 13,400 sq ft; Garden Homes are the smaller four to six bedroom villas.
Palm Jumeirah has 16 residential fronds lettered A to P (you will often see the number 17 quoted). Fronds A to H run up the eastern side of the trunk (the Burj Al Arab side), starting with A nearest the mainland, and fronds I to P run back down the western side (the Dubai Marina side), ending with P nearest the mainland. Frond D is the fourth frond on the eastern side, counting out from the mainland.
Buyers ask for Frond D by name because the east side gives a different outlook and light from the Marina side, and because it mixes the two main villa types on one frond. That lets you compare a Garden Home and a Signature Villa a few doors apart.

Both villa types on Frond D have private beach frontage. The difference is scale. A Signature Villa sits on a plot about twice the size of a Garden Home plot, with a larger house and more room for a pool, garden and staff quarters. A Garden Home gives you the same beach and frond address with a smaller footprint and a lower price.
Many villas on the frond have been renovated or rebuilt since the original handovers from 2006 onwards, so two villas of the same type can differ a lot in value. We assess condition and permitted extensions villa by villa before we talk price.

East side or Marina side
On the east side, the view across the water runs towards Burj Al Arab and the Jumeirah coastline. On the western side, fronds I to P, the view runs towards the Dubai Marina towers. Neither side is better; it depends on the outlook and light you want. Walk the frond at the time of day you would use the garden most before you choose.
What the market data shows
Property Finder's area data for Signature Villas on Frond D showed seven transactions in the 12 months to September 2026, with annual rents between AED 1.5 million and AED 4.25 million. With so few sales a year, a single villa's condition can move the numbers, so read any average with care.
