Arabian Ranches is one of Dubai's most established family villa communities. Emaar launched the first phase in 2004 with more than 4,000 villas and townhouses in Spanish and Arabian styles, set around the 18 hole Arabian Ranches Golf Club, designed by Ian Baker-Finch with Nicklaus Design. Tall trees, settled landscaping and a village atmosphere are the result of twenty years of growth.
Life here is calm and suburban. JESS and Ranches Primary serve families inside the community, The Ranches Souk covers daily shopping, and the Dubai Polo & Equestrian Club sits next door. Arabian Ranches 2 and Arabian Ranches 3 extend the same idea with newer homes.
Arabian Ranches 1 sub-communities
Arabian Ranches 1 has 15 sub-communities. They differ in home type, size and outlook, so the sub-community narrows your search faster than any other filter.

Arabian Ranches 2 and Arabian Ranches 3
Arabian Ranches 2 is a set of eight villa enclaves plus two townhouse enclaves. Arabian Ranches 3, launched in February 2019, has 17 sub-communities around a 7.5 acre Central Park, and most of its homes are townhouses, which makes it the lowest entry point into the Ranches name.

Location, connectivity and amenities
Arabian Ranches sits along Sheikh Mohammed Bin Zayed Road and Emirates Road, with Downtown Dubai and Dubai Marina reachable by car and Global Village close by. The setting is quieter and inland, which families trade for a longer commute.
Inside the community you have the golf club, The Ranches Souk, schools and nurseries, parks, cycling and running tracks, and equestrian facilities. Daily life rarely needs a trip outside.

Arabian Ranches is freehold, so overseas buyers can own outright with title at the Dubai Land Department. The buyer pays the 4% DLD transfer fee, and Dubai charges no annual property tax.
