Serenia Living is a four tower residential project by Palma Development on the West Crescent of Palm Jumeirah, on the first plot next to Atlantis The Palm. It was completed in February 2026, with handovers from April 2026, and holds 226 homes: two to four bedroom apartments, penthouses and a small number of sky mansions, with direct beach access and one of the largest residential pools in Dubai.
Serenia Living is one of the newest completed buildings on the Palm, so you buy a finished home with a 2026 specification rather than a construction promise. Palma launched it in 2022 and reported a project value of more than AED 6 billion at completion.
It is a different project from Serenia Residences, Palma's older 250 home building on the crescent beside Anantara. The shared name causes confusion on portals, so check the tower name and plot when you compare prices.

Why there are no building-level figures yet
We publish price statistics for a building only once EQT has at least three verified, priced sales in it, so one unusual deal can't skew the picture. Apartments start at two bedrooms, so this is a family and second home building rather than a studio investment play. Above them sit penthouses of 5,000 to 14,000 sq ft according to the developer, and at the very top the sky mansions of 18,500 to 25,000 sq ft with private pools and double height ceilings.
Public sources disagree on how many sky mansions there are: the completion release mentions one, the developer's site lists four. We confirm the exact stock with the developer or owner before we present any unit.
Why buyers choose the West Crescent
The West Crescent faces the open Gulf with Atlantis The Palm and Aquaventure a short walk away. Serenia Living sits on the first plot, closest to Atlantis, which gives you resort dining and the beach clubs of the crescent without a car.
Resale supply is thin in a building this new. Most first owners collected keys during 2026, and few have reached the point of selling. If you want a specific tower or orientation, we approach owners directly instead of waiting for a listing.
Buying a newly completed home
Because the project is complete, the transfer runs as a standard ready property sale at the Dubai Land Department: a 4% transfer fee plus registration and trustee fees. Ask for the handover snagging report, the service charge budget and any remaining developer warranty before you sign.
