One at Palm Jumeirah is a 94 residence tower on the trunk of Palm Jumeirah, developed by Omniyat and managed by Dorchester Collection, the group's first property in the Middle East. It was completed in 2021 and offers three and four bedroom residences from about 2,782 sq ft and three six bedroom penthouses of up to about 30,000 sq ft, with a private beach, spa and full residential services.
Buyers call it One Palm. It is one of the few towers on the Palm where the building operator is a hotel group known for London's The Dorchester and Le Meurice in Paris, and residents pay for that service level through the service charge.
The building has set records. Gulf News reported a penthouse sale of AED 102 million in 2017, the highest price paid in Dubai that year, and a deal for three penthouse units worth AED 260 million combined in November 2021.

That level of staffing shows up in the service charge. Before you offer, ask for the owners association budget and a breakdown of which services are included and which are billed per use.
The residences
There are no one or two bedroom units. The smallest homes are three bedroom residences of about 2,782 sq ft, and four bedroom layouts reach about 10,100 sq ft. The three penthouses are six bedroom homes between roughly 21,000 and 30,000 sq ft, which puts them among the largest apartments in Dubai.
Because 94 homes share the tower, resale availability is limited in any given month, and several owners sell privately. We keep a record of owner intentions in the building and can often open a conversation before a home is listed.

Location on the trunk
The trunk puts you close to the Palm's malls, restaurants and the monorail, with a direct run to Sheikh Zayed Road. One at Palm Jumeirah faces the water with its own beach, so you keep the beach lifestyle without the longer drive to the crescent.
