The Grandeur Residences is a low-rise resort community on the East Crescent of Palm Jumeirah, set within the grounds of the Taj Exotica Resort & Spa. ETA Star Property Developers built it between 2006 and 2012. It has about 200 fully furnished apartments in the Maurya and Mughal buildings, from one to three bedrooms plus penthouses, and 10 four bedroom waterfront villas, all with private beach access.
Buyers search for it as Grandeur Residences, Maurya or Mughal. They all refer to the same community. The appeal is simple: a furnished apartment with hotel facilities next door and a private beach, on the quieter east side of the crescent.
Because the buildings are only six or seven storeys high, the feel is closer to a resort than a tower. Residents can use the Taj Exotica facilities, and daily errands are covered by an on-site supermarket.

It suits you if you want a lock-up-and-leave home with the services of a five star resort next door. Every apartment was sold fully furnished, so a second home owner can arrive with a suitcase. The low-rise layout means fewer neighbours per floor than on the trunk.
It suits you less if you want a new build specification or a large terrace pool. The buildings date from 2010 to 2012, so budget for updating kitchens and bathrooms in homes that have not been renovated.

Most stock is one to three bedroom apartments in Maurya and Mughal. The three bedroom penthouses sit on the top floors. The 10 Ashoka villas are four bedroom waterfront homes, and with so few of them, they trade rarely and quietly.

Rules and running costs to check
Bayut lists the community as not pet friendly. District cooling is supplied by Empower, which is billed separately from DEWA, so ask the seller for the last cooling bills. Request the current RERA approved service charge budget, which covers the resort grade landscaping and security.
